THE FARM BUILDINGS:
These consist in the main of an interesting range of traditional brick built outbuildings together with the original farmhouse that we feel have plenty of potential for conversion to additional residential accommodation, subject of course to the necessary planning consents being obtained.
The brick built range is under a slate roof and includes a barn with tiled floor and part store loft over together with a granary with part loft over. Cart house with cobbled floor, stables, original cow shed and stalls, etc.
THE LAND:
Extending to 200 acres or thereabouts of which approximately 150 acres was planted in 2000 under a Woodland Grant Scheme with a number of planting patterns employed.
Species include Ash/Sitka Spruce together with pure Sitka Spruce, pure Douglas Fir and a mixture of broad leaves and we are advised that most of the land was ploughed with a double mould board plough resulting in a slightly wider gap between every third row. The tree spacing is approximately 2m x 2m and the plantations have been well laid out and there are 5m margins left unplanted around all the old hedgerows which is much to the benefit of wildlife.
A small area of the land has remained unplanted to increase the biodiversity of the woodland as a whole and original areas of old Oak and Alder on the lower slopes and peripherals were left.
A plan and schedule of areas is attached for identification purposes only.
