Situation

The picturesque south facing harbour village of St Mawes on the eastern side of the Fal Estuary has long been one of Cornwall's most desirable and exclusive destinations. Far enough away from the main communications and larger towns to have retained its charm, it also has a good road in and out across the beautiful unspoilt countryside of the Roseland Peninsula and is also linked to the port of Falmouth and the Cathedral city of Truro, via the King Harry Ferry on the River Fal.

St. Mawes is centred around its small stone harbour and has its own beaches, sailing club, castle and a handful of good pubs and restaurants, including of course, Olga Polizzi's Hotel Tresanton, which continues to lure the rich and famous.

There is a regular passenger ferry from the harbour to the town of Falmouth across the estuary, and also in the summer to the picture-postcard Place House across the Percuil River.

For those wanting to get away from the hum drum of city life and escape with family to the water for the weekend, but still have access to fine dining, then St Mawes is quite understandably the first choice for many

Description

For sale in only the second time in over 30 years, Carrick Treath faces south on Tredenham Road with private gated steps down to the beach below.

With a commanding waterside situation, the views sweep around from Place to St Mawes quay, taking in the moored yachts at the entrance to the Percuil River, the Carrick Roads, St Mawes and Pendennis castle, and out towards Falmouth Bay and surrounding coastline.

Carrick Treath has been rebuilt and extended in the last two years and is now home to a house which does justice to the position.

The reception hall doubles as a formal dining area if required, and has beautiful Parquet oak flooring byWeldon Flooring, incorporating an inlaid compass feature. There are oak floors throughout with bronze casement windows by Vale, designed lighting by Illumina and cast-iron radiators to all the principal rooms. The house has been re-roofed in Delabole slate.

The bespoke kitchen is handmade by Jonny Abraham Kitchens with oak frames, granite work surfaces and solid oak dovetailed drawers. It features an Aga 6:4 Series Stove with gas hob. Fully integrated appliances include a large doubledoor fridge freezer, dishwasher, coffee maker, microwave and wine cooler fridge. The adjoining dining room features a Chesney's fire surround and fittings. The fabulous bathrooms are individually designed with principally Villeroy and Boch tiles and sanitary ware. There is integrated wi-fi and SKY TV wiring throughout.

Most of the reception rooms open out onto a slate sun terrace, which faces south and looks out over the mouth of the Percuil River and towards Pendennis Headland with all the moored boats in between during the summer months. The master bedroom has a private balcony taking full advantage of the marine views.

Complimenting the house and the manicured and terraced waterside gardens is the swimming pool with 'infinity' edge to the seaward side. The pool has an automatically operated cover, LED lighting and a counter-current for exercise swimming. It is fired by a 'green' air source heat pump.

The property is approached by a private drive fromTredenham Road descending to a large parking /turning area and giving access to the car port and boatstore.
