THE STORY
Pulling back the double doors to allow their guests to circulate, and throwing open the French windows so everyone can spill outside, the owner of the Hallams Lane house admits there is nowhere quite like it when it comes to entertaining.
This is a brilliant party house, she said. It can be opened right up and there is so much space.
She first fell in love with the house, however, when she was passing it on the road in front.
I grew up in the area and found Hallams Lane to be extremely peaceful, with lots of beautiful and interesting houses, she said.
This one was particularly attractive, with its beautiful garden and lovely pond. It seemed like a lovely family home.

LOVE AT FIRST SIGHT

The owner and her husband initially went to see the house when a substantial amount of work was required.
We had young children and although we loved the property, it just was not something we felt we could tackle at the time, she explained. Someone else bought it and had all the work done, and then it came on the market again.
We went to see it again and knew we still loved it and wanted to live there.
The owner, her husband and their children moved into the expansive property, which dates back to the 1930s, in November 1999.

EXQUISITE RENOVATION

For the first seven years or so, they changed very little. Then, five years ago they carried out major renovation work themselves.
We had the whole of the back of the house extended, she explained. We tripled the size of the kitchen, creating a really superb family space, with good dining and sitting areas.
There are 12 of us in my family and on Christmas Day there is room for everyone to be seated in comfort.
Like the rest of the house, the kitchen has a modern, stylish finish. Handmade by Osborne of Ilkeston, it has Caesarstone work surfaces.
She went on: This is the part of the house we tend to spend most of our time in.

STYLISH SPACES

There is an easy flow throughout the ground floor of the house. Black oak floors add even more style.
In the evenings, we go into the drawing room, where we had an inglenook fireplace and wood-burner installed, she added.
The upper storey of the house was also extended to create spacious, sleeping accommodation, and to provide all but two of the bedrooms with an en suite bathroom.
Again, a modern, minimal style has been brought in throughout.
I like décor that is easy to change, said the owner. On the whole, I have kept the walls fairly plain so I can add colour through cushions and blinds etc.

IDEAL HOME

The Hallams Lane property has been the ideal family home over the years. From children's birthday parties to grown-up get-togethers, it has been the scene of many great occasions.
It has been great living somewhere the children can have sleepovers and parties, she said. They have been able to have pets and there was always lots of space to play.
And she added: This has been a wonderful home. It has given us everything we wanted.
From the front it still maintains a very traditional appeal yet at the back it is extremely modern and has fantastic living space.


ACCOMMODATION
GROUND FLOOR

The property benefits from red bricks, some herringbone features and exposed timber sections beneath a high pitched tiled roof. There are two entrance porches over separate doors into either the main house or the section of the property that could become an annexe.

On entering the house, the first impression is the high standard of decoration and finish that these large and spacious rooms have. The entrance hall is used as a music room with a grand piano, set centre stage, with the stairs rising at the back of the property with a large feature window providing plenty of light. The ceilings are coved and there is an original ducks nest fireplace. An additional section of hall, in which is the cloakroom with a white suite, leads to one of the reception rooms. SETTING THE SCENE
This very attractive house stands well back from the road and is accessed through high, electric wrought iron gates, to a brick in and out driveway which provides plenty of parking for several cars and gives access to the double garage.

The front garden has been landscaped and there is a central long shallow water feature with level lawns to either side of it and well stocked and mature flowering shrubs and tree's surrounding the garden. Beeston is a self-sufficient area with a good range of local shops and amenities, Beeston Fields Golf Club, tennis courts and a playing field, Beeston Fields Primary School and local schools. For secondary education, families have the options of the Boys and Girls High Schools in Nottingham or Trent College in Long Eaton, along with the Elms Preparatory School. The owner also added: We are not far from a nature reserve, where it is lovely to walk, and we can go out over the fields and woodland whenever we chose as well.

WITHIN EASY REACH
Nottingham city centre with its excellent range of shopping, schooling and recreational facilities along with its mainline station to London St. Pancras is approximately 3.4 miles away. Proceeding in a westerly direction on the A52, join the A6464. Proceed over the first roundabout and at the second roundabout turn right into Queens Road. Continue along this road until reaching a set of traffic lights with Meadow Lane on your right hand side. Turn right, proceed to the end of the road and turn left. Continue along here for a short distance before turning right into High Road, turning almost immediately right again onto Hallams Lane.
