We feel like we are living in the country here and yet at the bottom of the lane there is a little town, said one of the owners. This is a wonderful place to live - and being here feels like you are on holiday all year round.
In fact, there is nowhere else I would rather be in this country, and no other house that could really match this home.

STYLE AND SPACE

Once an important local property, the period home enjoys an enviable position close to the Aspley Guise and Woburn Sands Golf Course.
With four bedrooms and generous reception spaces, it also features a self-contained two-bedroom annexe.
After moving here, we worked our way through the house, renovating and refurbishing it. We have really given it a facelift all the way through, she explained.
It is now an amazing home and we are going to find it very hard to leave.

ALL SEASONS

The owners now make the most of the entire house, from the modern kitchen dining area, with its granite work surfaces, through to the sumptuous bedrooms and bathrooms.
I do love being in the kitchen. In the summer, we open the bi-folding doors and enjoy the indoor outdoor living.
The floor tiles run all the way out, creating one large space, and making it ideal for al fresco dining, she said.
In the winter, we pull the curtains back in the master bedroom, and look out on to the balcony and the garden. When there is snow, it is just beautiful.

AMAZING SPACE

The annexe has huge potential to become whatever new owners would like it to be, she explained. Overlooking the golf course, it features an open plan living and kitchen area, as well as its two bedrooms and bathroom.
We have had large family Christmases here and have used the annexe for the celebration, she said. It is very large and so it was ideal.
But it could also be offices or have another purpose altogether.

DREAM HOME

The careful combination of modern décor and comfortable living areas with original features has made Mill Farm a very special home, according to the owners.
We had the old beams sand-blasted and kept as many other features as possible, such as the open fireplace, she said. It all looks wonderful now and has been a lovely place to live.
Its peaceful location has made it a great place to relax at the end of a busy week.
It is a very relaxing place to spend time, she said. We will take so many good memories with us when we leave. This has been our dream home.


ACCOMMODATION
GROUND FLOOR

This charming family home is located on the edge of the 14th hole of Aspley Guise Golf Course and sits in a plot of around two thirds of an acre. Despite feeling a million miles from the hustle and bustle of daily life, Mill Farm is conveniently located, said the owners.
Woburn Sands is just a short car journey away from Central Milton Keynes where Milton Keynes Station can be found, along with a shopping centre, supermarkets, pubs and bars.
We have the train station at Woburn Sands and we are close to shops, restaurants and schools.
Nearby Woburn Estate has 3,000 acres and boasts an abbey, a safari park and spectacular gardens. There are plenty of walks and parks close as well.
This home is conveniently placed for commuters and is about 4 miles away from junction 13 of the M1 Motorway.
We are very central here for all the motorways, she said.


DIRECTIONS
Enter Aspley Guise from the direction of Bedford via Bedford Road. At The Square in the centre of Aspley Guise turn right onto Church Street. Take the second left into Mill Way and follow along. Mill Way becomes Mill Lane. Follow along (over the golf course) and Mill Farm is the last house on the right hand side.
