The Property
Set in approximately 10.5 acres of delightful countryside in Surrey and with the benefit of outstanding links to London, Buckhurst was formerly part of the Westwood Place Estate, and is a fine Neo-Georgian country house believed to have been converted in the 1960s. The property enjoys views over its own land, excellent recreational and equestrian facilities, including a stable complex, and a further single dwelling also within the grounds of the property.

The main house is Listed Grade II and is built of red brick with a clay tiled roof. The property features substantial reception rooms with views over the landscaped gardens and land. The open countryside views are also enjoyed by all of the five bedrooms, one of which is a substantial bedroom suite with contemporary bathroom. There is a staircase in the hall and a back staircase adjacent both to the kitchen and to the family room.

The one bedroom detached annexe to the East of the property was built more recently and would be appropriate for staff accommodation. The main property is situated a short walk from its own equestrian complex which comprises a Manège (approx. 90ft x 70ft), 5 stables and a tack room with hot and cold water laid on. There are 3 further stables and a substantial agricultural barn for storage. In addition to the equestrian facilities there is a swimming pool to the West of the property and a tennis court as well as a selection of outbuildings including a triple garage, workshop and a summer house. The land is a mix of pasture and light woodland and is split into a number of paddocks with field shelters. The paddocks are well enclosed by post and rail fencing.

Gardens & Grounds
The house is situated off Westwood Lane and approached through brick pillared gate ends. The drive is split taking you either to the main house or to the equestrian complex. There is plenty of parking space for both cars and equestrian vehicles.

To the front of the property there is a small orchard and mixed mature shrubs. The garden to the rear has been substantially landscaped and features a swimming pool and terraced area with views over the ‘ha ha’ to paddocks and open countryside and a further terraced area to the South overlooking an ornamental pond, tennis court and the equestrian facilities.
