The picture postcard village of Boscastle is located on the spectacular North Cornwall coast, bordered by the Atlantic Ocean. This stretch of the north coast provides some of the most spectacular and rugged coastal scenery in Cornwall and also benefits from superb bathing and surfing waters, together with access to many coastal footpaths.
Boscastle's narrow harbour was once a busy port and many of the village's charming stone cottages date back over 400 years. Up until 1946 the village was a Manor Estate of some 450 acres. The properties - inns, farms, cottages and harbour were sold for £90,000 and were soon divided up and sold off individually. In 2004, the area surrounding the harbour was devastated by a flash flood, but has since been rebuilt and restored to its former glory and now attracts tourists from far and wide as a charming holiday destination.
A few miles to the south lies the Camel Estuary with Rock and Padstow on opposite banks offering many excellent facilities, and with each having many excellent restaurants and public houses. The inland areas also provide some excellent places to eat, with many great pubs and restaurants within just a few miles driving distance of Boscastle. Sat astride the Camel River, Wadebridge is a delightful town and offers an excellent range of larger facilities that includes supermarkets, a good high street and many individual shops. Newquay airport provides regular flights to London Gatwick and other European destinations.
Offered for sale for the first time in 42 years, Twillick is a large detached house located in unusually large gardens and grounds, for a village house, of 1.265 acres. Situated towards the top of the village and accessed off New Road, the house enjoys an elevated position and a very pleasant outlook across the rooftops of the pretty middle streets of the village.
With over 2000 sq ft of accommodation, the house offers considerable flexibility in its layout. Originally constructed in 1960 for the village doctor and then extended within a few years to provide a doctors' surgery, the house now has the potential to be slightly reconfigured to create a granny annexe or possibly a separate letting unit - subject to all necessary consents.
The property falls outside the Conservation Area boundary for the village and is surrounded by other residential properties. Our clients have employed architects to carry out consultation and discussions with the local authority regarding the potential for either building additional properties within the gardens and land or redeveloping the site entirely. No formal planning application was made but copies of the various proposed schemes are available from our office.
As mentioned, the property has been in the same ownership for many years and would benefit from some updating. Notwithstanding this, Twillick most certainly offers excellent scope for improvement and the possibilities of developing the site which we envisage will attract attention from both the local and national market. With this in mind, we advise your earliest consideration.
GARDENS & GROUNDS
The property is approached from the public highway via a tarmac driveway that leads to the large parking area in front of the house and on to the double garage. Approximately half way up the drive is a 5 bar gate that gives separate access to the field at the rear.
Surrounding the house are attractive mature gardens made up of areas of lawn and mature shrub and flower beds and a paved seating area. Extending away from the house to the south, with frontage to the public highway, is a long vegetable garden.
From Wadebridge take the A39 towards Camelford. Just before Camelford at Valley Truckle take B3266 to Boscastle. On entering the village proceed past the petrol station and turn right on to New Road. Twillick is the first property on the left-hand side as you descend down the hill.
