Within view of Great Torrington Church spire, and situated approximately 1 mile outside the town, Hill Farm is set within rolling Devon countryside. The property is set back from the country road that leads from Torrington to Weare Giffard, which is approximately one and a half miles away, in 'Tarka' country, the setting for Henry Williamson's famous novel Tarka the Otter.

THE PROPERTY
The property was acquired approximately 24 years ago and the range of barns converted into 5 self-contained holiday cottages, as well as modernising their own comfortable 4-bedroom family home. The cottages are set around a mature landscaped and colourful courtyard with 3 cottages located to the far side and the other 2 and the owner's house in the top terrace of cottages.

The property is approached via a driveway giving access to the main courtyard and above the owners' house and top tier of cottages is a lawned area and parking space, beyond which lies a range of farm buildings converted to provide an indoor heated swimming pool with changing facilities and sauna together with an indoor games room, adjoining animal barn and beyond a large workshop. At the top of the agricultural buildings is a large playing field with children's play corner with climbing frame, four paddocks and goat enclosure, together with a vegetable plot and pathways leading through mature conifers back to the courtyard.

THE BUSINESS
Hill Farm is an award-winning holiday cottage complex having been nominated the best self-catering establishment in 2007 from the North Devon Tourism Awards. The 5 holiday cottages are fully furnished and equipped, subject to a trade inventory, and are open 12 months of the year holiday occupancy. We understand the taking are in the region of 60,000 per annum. Accounts will be made available to those seriously interested parties who have inspected the premises.
