The Property
Manor Farm was designed to take a group of agricultural buildings on an open hillside and convert the environment into a practical and rich living space that is protected from the elements without compromising outstanding southerly views to the South Downs and over the land.

The residential space is a blend of enclosure, with courtyard gardens that are as much part of the living space as the interior which enjoys the wonderful views with many apertures inviting in light and changing scenery.

The zinc barrel vaulted roofs feature large cut outs that form roof terraces and are fully glazed allowing light to pour into the centre of the east and west wings. The two key sections have been thoughtfully linked, the offset junction forming a natural asymmetry that takes into account the lower western elevation and the main entrance.

Manor Farm is steel framed; the internal walls are not structural making the internal configuration easily adaptable. The property features versatile accommodation that can be modified to form an annexe, office or further bedrooms.

Sustainability is core to the design and build with super insulation to all roof and walls, under floor heating throughout the ground floor and Oak, sawn and air-dried from trees that formerly stood on the site, used for stair treads and interior finishing. There is also a 5000 litre subsurface rainwater harvesting tank. It has been calculated that the south facing glass provides 6.5 kW of passive solar gain (heat) in the winter. The low winter sun penetrates well into the building and heats up the solid floor obviating the need for the under floor heating to be activated.

Conversely in the summer the overhanging roof prevents the higher summer sun from penetrating far into the building and with the first floor doors to the roof terraces open, causing a stack effect, the building is naturally cooled.

Outside
A 4 bay car port incorporating a stable and tackroom/workshop lies conveniently to the west of the property. The Gardens are a mixture of hard and soft landscaping, with a main courtyard to the front, whilst a rear courtyard offers south facing walls perfect for fruit and vegetable cultivation and in close proximity to the kitchen.

To the east of the property is a 2.7 acre area of pasture/amenity land perfect for a smallholding and which also enjoys outstanding and varied perspectives to the south.

Location
Situated on the edge of the South Downs National Park, Pulborough is about 1 mile distant and has a good selection of shops, a post office, two supermarkets, together with a mainline station giving fast access to London Victoria and London Bridge. The historic town of Petworth is nearby.

Further afield the market town of Horsham and the Cathedral city of Chichester are within easy reach and have more extensive shopping and leisure facilities. The vibrant sea-side town of Brighton is a 30 minute drive and offers an interesting array of shops and restaurants. There are also a wide range of excellent schools in the area.

The A24 and M23 provide fast road access to London, the motorway network, and Gatwick airport. There are excellent recreational facilities in the area, with polo at Cowdray Park, motor/horse racing at Goodwood, golf at The West Sussex Golf Club and Foxbridge (amongst many other good courses) and sailing out of Chichester Harbour and other centres along the South Coast. There is walking and riding close by on numerous footpaths and bridleways in the area that include the RSPB Pulborough Brooks Reserve and along the South Downs Way.
