Enjoying early evening drinks on the balcony or sitting out in the morning sunshine with a book, the owners of Graigwood House relish the tranquillity their home offers them. It has been eight years now since they moved into the house, which nestles in mature gardens and has 3.75 acres of grounds that include paddocks, stables and a swimming pool.
We loved the size and privacy of the gardens, said the current owner. The house also had a lot of character. It was built in 1982 on land that might once have been part of Llantarnam Abbey but when you step inside it feels much older. It feels rural but it is also very convenient for everything we wanted. We realised it would be easy for my husband to travel to Bristol/Gloucester for work, and good for schools and shops, yet it was also down a quiet and peaceful lane.
Since moving in, the owners have redecorated throughout and added a new kitchen and Aga, as well as a new bathrooms and cloakroom.
It is both modern and traditional. It has a country home style in, the kitchen, which has cream units and an Aga, while other rooms are more contemporary,
We have used Farrow & Ball paints in the drawing room and some of the bedrooms, and have chosen furniture to suit the style of the house.
The drawing room leads on to the terrace and has a nice aspect over the back garden, and the kitchen breakfast room, which also opens on to the outdoor space, is bright and airy. We love the master bedroom, which has a triple aspect, the owners added.
ROOM WITH A VIEW
The master bedroom leads onto the balcony, where the owners enjoy relaxing quietly as they look out over the terrace and swimming pool.
This house is ideal if you want tranquillity, yet it is a superb home for family life and entertaining, We have had some great parties here with lots of people; New Year's Eve parties and barbecues out in the garden.
We have held swimming parties for the kids and some wonderful Christmases, where we have had 15 or 16 people sitting down to eat.
The swimming pool, which was refurbished and enclosed by the couple, is used every year from April through to October.
It has sliding doors so we can sit outside in the garden when it is sunny and yet, because it is now inside, we can also enjoy it in poorer weather.
While they haven't kept horses or ponies themselves, they have refurbished the four stables, which have their own yard, and they have maintained the paddocks and their ranch-style fencing. It would be ideal for someone who did want to keep horses, the owners commented.
Set three miles from the M4, and with easy access to the village, of Caerleon, Cardiff and Newport, as well as Bristol, and Gloucester, Graigwood House has been everything they hoped it would be.
It has been a good place to live and a great family home, she added.
The farm house is accessed through an external porch with plenty of storage/hanging space and through a further door into a generously proportioned reception hall. From the hall, stairs lead to the first floor whilst doors lead to the principal reception rooms, the family kitchen/diner, a cloakroom and an inner hall, which in turn provides access to a large fitted laundry room and the four car garage. The drawing room is of particular note, not only due to its vast size but also its feature flagstone clad fireplace with impressive timber mantle and inset wood burner. It is also a surprisingly light room with multiple vistas of the rear garden, and direct access onto the terrace. The formal dining room is another well proportioned and well lit room, offering plenty of space to entertain friends and family and also providing multiple aspects of the stunning gardens.
The sitting room offers flexibility to the reception rooms, and while the current owners use the room as an office, it is large enough to be used as a third reception room, ideal for the larger family. Finally on the ground floor is the spacious kitchen/diner which is the real hub of this family home. It not only boasts space for a large dining table - which could allow for a different use for the formal dining room - but also a central island. French doors open out onto the terrace, making this perfect as an alfresco dining area. The kitchen is fitted with an extensive range of painted shaker style cabinets. There is also plenty of space for a dresser and an American style fridge/freezer while the kitchen is complete with an integral Smeg dishwasher and an Aga with extractor hood inset into a canopy above.
FIRST FLOOR ACCOMMODATION
The generous space continues on the first floor, where an open landing provides access to the five double bedrooms, the family bathroom and an airing cupboard. The master bedroom is capacious in its size. With its windows on three sides, built in wardrobes to one wall, full sized bathroom en-suite and access onto a balcony overlooking the terrace, pool and gardens, you cannot fail to be impressed by this light and airy space. The guest bedroom also enjoys multiple aspects of the gardens as well as its own en-suite shower room, while the third bedroom is also double in size, has built in wardrobes to one wall, and is a light and bright room thanks to its dual aspect windows. The final two bedrooms are also double in size with views across the rear garden, and similarly to the rest of the rooms on the first floor, benefit from high ceilings which help to accentuate the space throughout. Completing the first floor is a family bathroom which has an opulent feel, thanks to its freestanding clawed foot, period style suite and black gloss marble tiles.
Setting the Scene
The long driveway is bounded by an acre paddock to one side and formal lawned gardens to the other, and leads to a large parking area in front of the four car garage. The remainder of the attractive front garden is again laid to lawn with mature trees and shrubs, along with side access to the rear. Adjacent to the paddock and forming the boundary to one side of the property is a stream which continues to the end of the large rear garden. The rear garden is breathtaking, with its large expanse of lawn, within which are several tall mature trees, a central planter and an ornamental fishpond.
The garden is screened on all sides by ancient mature conifers which create a fantastically private and quiet space. Adjacent to the house is a large paved terrace which is accessed from the kitchen and drawing room, above which is the balcony draped in wisteria and other climbing plants. From the terrace, steps lead down to the heated swimming pool and hot tub area which is covered by a generously proportioned telescopic enclosure. Finally, next to the pool is a sizeable area set aside for a kitchen garden.
There is a single stable in the acre paddock located to the front of the property, while to the rear is a further stable block with four loose boxes, currently used as kennels, adjacent to which is a dog run. Attached to the property is a four car garage with two electric up and over doors, and both internal and external access.
