Avon Castle, Dorset
Tenure: FreeholdLAKE SIDE PLOT - Spencers of Ringwood are delighted to offer this exceptional 1.5 acre Lakeside plot on the prestigious Avon Castle estate. Full planning permission has been granted for this spectacular design by award-winning architect Andy Ramus. The existing property on site is a 3-4 bedroom bungalow with a superb southerly aspect. Planning consent has now been obtained to replace the existing property with one which is truly worthy of the location. The proposed design would offer 6500sq.ft of living accommodation with five bedrooms, five bathrooms, open-plan living/family room, open-plan kitchen/dining room, library, cinema room, roof terrace and a separate 3-car garage complex with accommodation over.
The Avon Castle estate is an exclusive residential area close to the market town of Ringwood.
A private drive, lined with rhododendron hedges, leads to individually built homes on large wooded plots. Originally the Earl of Egmont’s duck shoot, the beautiful natural lake is surrounded by a handful of houses, arranged to maximise the views while maintaining privacy.
The proposed design is to feature a stunning glass atrium which will create an immediate impression. The lake will be visible framed in the southern wall of structural glass. To the left, the design envisages a cantilevered staircase with glass banister which will appear to be suspended in the air, leading to the galleried upper landing. The proposed living room is immense with the focal point of a central fireplace. If desired this room can be subdivided creating a separate formal dining room or further reception room. The large kitchen/family room is to have an adjacent generously sized utility room and plant room. Beyond the lounge the plans include a study/library, and a ground floor bedroom with en-suite bathroom, ideal for family members or visitors with mobility issues. Proposals for the site were invited from a number of leading architectural practices. The winner of this competition was the architect Andy Ramus present design, produced by the award-winning AR Design Studio of Winchester. Full planning permission for the new property was granted in July 2011.
The existing property is a three bedroom bungalow with a large study which could be used as a fourth bedroom if required. The house has two bathrooms, one en suite, and a separate lavatory. The house has oil-fired central heating but there is also gas at the property. The kitchen has a walk-in larder and there is a large utility room. There is a spacious summerhouse in the garden, two double garages and a garden shed. The house would benefit from some updating and cosmetic work but is perfectly habitable. Surrounding the property is an area of around 1.5 acres, and is a mixture of lawn, woodland, and an area of wild rhododendron.
