Full description:

In an idyllic setting of approximately 3/4 acre, Treworgie Mill is a very well presented cottage that has been renovated to a high standard, retaining many of its early features. Within the grounds there are outbuildings including an historic cob barn.

Surrounded by heath and woodland and bordered by the beauty of the Durra stream, the garden and its surroundings provide a wonderfully unique place to live.

LOCATION
Treworgie Mill is situated one mile from Manaccan which in turn is another mile from the stunning scenery of the Helford River famous for its great sailing and wonderful walks. Manaccan is known for its pretty cottages as well as providing a pub, post office/store, primary/junior school, restaurant and ancient church. In the other direction, walking along the lane from the property, it is possible to follow the remnants of the original mill leat to its start 3/4 miles away at the small hamlet of Tregidden. The Durra stream flows past the property then for a mile to the top of Gillan Creek. The historic market town of Helston is approximately 10 miles away.

THE PROPERTY
The integrity of the cottage has been retained and this is reflected well within the new extensions. Inside the cottage english elm and oak, from the Tamar Valley, have been used both structurally and decoratively to good effect. With many interesting features, there is a warm feel combining the modern with the old. There is an open fire and also a large woodburner that sits inside the original fireplace, as well as underfloor heating throughout the whole cottage.

Behind the long Cornish hedge that edges the lane, there is a combination of some formal raised borders and lawn that stretch to the far wood with areas of natural wild grasses and flowers, bordered by the stream and providing a haven for damsel and dragon flies in abundance. Overlooking the garden is the majestic gable of the cob barn that has recently been re-thatched and is currently under further renovation.

Beside the barn there is parking for at least three cars, whilst there is a further area for 2 cars behind the five bar gate near the end of the Cornish hedge. A path leads from both areas towards the cottage.

THE ACCOMMODATION (all dimensions being approximate):

Both the upstairs and the downstairs have oil fired, thermostatically controlled, under floor heating, with the exception of the utility area where the boiler is situated.
Downstairs, all ceilings have oak beams either structurally or decoratively and this also applies to the lintels. Upstairs all the lintels are oak either structurally or decoratively.
All the window sills within the house are elm.
