Leighton Manor is situated in the - High Weald - of north west Kent, which is a designated area of Outstanding Natural Beauty. It is in one of the most historic areas of the County with Hever Castle, Penshurst Place and Knole being nearby. The property is on the northern outskirts of Cowden, an unspoilt village on the borders of Kent, Surrey, East and West Sussex. The village possesses a public house, parish church, village hall and sports ground. Local shopping is available in Edenbridge (3.5 miles) and more comprehensive shopping and recreational facilities are to be found in East Grinstead, 6 miles to the west or Royal Tunbridge Wells, 11 miles to the east. Private schools in the area include Brambletye preparatory in East Grinstead and the leading independent boarding/day schools of Tonbridge and Sevenoaks. Primary and secondary schooling is also available in all the neighbouring towns. Three separate railway services are within a short distance of Cowden - the Uckfield line to London Bridge serving Cowden itself; the East Grinstead line to Victoria, which can be accessed from Lingfield and Hurst Green and the Tonbridge line to London Bridge and Charing Cross. Journey times vary between 40 minutes and 55 minutes. The M25 is approximately 20 minutes drive time from Cowden and can be accessed via junction 6 at Godstone or junction 5 at Sevenoaks. Sporting and recreational facilities in the area include racing at Lingfield Park and Plumpton, golf at the Royal Ashdown Forest GC, Crowborough Beacon and Sweetwoods at Holtye. Sailing and water sports are available at the Bough Beech and Weirwood Reservoirs, also at Bewl Water and along the south coast.


The estate is approached from Spode Lane and a bell shaped entrance bordered by yew hedges. The drive passes through a small wood and then along an avenue of oak trees with paddocks on either side, before arriving at the grounds surrounding the main house, approximately three quarters of a mile from the public road. Just before the house the drive divides, with the left fork leading to the main entrance and the other to the oast house, garages and farm complex.

Leighton Manor is in an elevated position overlooking its own private valley, with a view across formal gardens, a lake and grounds and stunning farmland beyond. The front elevation of the house is constructed in red brick and hung tiles beneath a tiled roof. The north cross wing has a fine, exposed, oak timber framed gable end. The older part of the property was a late medieval hall house and is believed to have been used as a manorial court. It has been enlarged three times since, with a medieval solar cross wing and most recently with a Georgian style wing from the 1960s and a hall and cross wing constructed in 1999/2000. The latest works were carried out to an exceptionally high standard, employing traditional building techniques. The design was based on a structural oak frame, using hand made bricks and tiles, stone and oak timber sourced from the estate and the surrounding area.


From London proceed south to the M25. Leave the M25 at junction 6 and take the A25 to Oxted and then the B269 towards Edenbridge. Continue on the B2026 through Edenbridge and towards Cowden, after approximately 3 miles turn right into Spode Lane. Continue for about a mile and the drive entrance to Leighton Manor can be found on the right hand side. Proceed along the drive, taking the left hand spur down to the front of the house where there is a cobbled parking area.
From Tunbridge Wells follow the A264 westbound passing through Langton Green, Ashurst and Blackham. Continue past Sweetwoods Golf Club and take the next right hand turn opposite the White Horse Public House. Upon entering the village of Cowden, proceed past the Fountain Public House, and turn left into Spode Lane. Continue for about a mile and the drive entrance to Leighton Manor can be found on the left hand side and then follow directions, as above.
