Originally a more modest farmhouse, a substantial extension was added in 1900 in the style of a Scots Baronial Mansion giving it particularly fine architectural features including crow stepped gables, corbelled turrets with conical roofs and ‘fish scale’ slating. An impressive and manageable country house, very flexible accommodation is provided over three storeys. On the ground floor, there is a spacious reception hall with wood panelling and an attractive fireplace with an ornate carved surround. There are four reception rooms including an elegant drawing room, a well lit morning room, a dual aspect sun room and a most impressive dining hall. There is a good sized kitchen with fitted units and generous built in storage as well as a cloak room and WC. The opportunity exists to generate an income from thinning / felling (subject to obtaining all necessary licences). Access rights exist over the neighbouring property to allow for easy access of timber. The woodland is a haven for wildlife including Roe Deer for which Auchinroath offers exciting sporting potential. A grassed area located to the east of the house extends to about 9 acres and would be ideal as grazing or exercise land for those with equestrian or livestock interests whilst there is also a small paddock to the front of Fir Tree Cottage. This area also contains a former sand quarry providing useful road building material. There is a small private graveyard located at the top of East Mount which is where the family members of the former proprietors are interred.
