The land is located approximately 11 miles to the North West of Skipton, 3 miles South of Settle and ½ mile North West of the village of Long Preston. The property adjoins the A65 Skipton to Kirkby Lonsdale road and lies between 125 and 200 meters above sea level.

LOT 1 - 6.25ac (2.53ha)
A single parcel of productive farmland together with a dilapidated stone barn with an access lane off the main road. The land is currently down to a grass/clover ley. Please note that the stone barn has no roof.

LOT 2 - 1.64ac (0.66ha)
A single block of productive farmland, currently sown to a grass/clover ley and benefiting from access directly off the A65. The land is well walled with a stockproof fence adjoining the railway and is suitable for a range of uses including agriculture and equestrian.

Access to Lots 1 & 2 can be obtained directly off the A65 highway. This is shown brown on the plans in these particulars.

There are no services connected at present. We are advised that mains electricity is available in the locality and springs issued onto the property within Lot 1.

The land is sold Freehold. The land is currently subject to a grazing licence running until the end of December 2013 whereupon vacant possession will be available.

The land is sold subject to and with the benefit of all easements, wayleaves and rights of way both public and private, whether mentioned in these particulars or not which may affect the property.

Notwithstanding the above, there are a number of electricity poles and stays in place on Lot 1 and we further understand that a mains gas pipe crosses Lot 1.
