- Beautifully Presented Double Fronted Detached House
- 4 Bedrooms (1 Ensuite), Kitchen/Breakfast Room, Conservatory
- Good Size Garden, Adjoining Paddocks & Farmland
- Far Reaching Rural Views, Within 10 Miles of Canterbury
Mill House is an attractive 4 bedroom Victorian property, dating from the mid 19th Century, with elevations that are of mustard brick and regimented heads, with white painted entrance portico, beneath a hipped slate roof. The house sits on the edge of the village and as such, adjoins paddocks and farmland, giving wonderful and far reaching rural views. It is, nevertheless, ideally located within easy access of the village and also within 10 miles of the Cathedral City of Canterbury with all of its amenities and High Speed Rail to London.
Inside, the current owner has spent considerable time and expense on creating an extremely desirable and well maintained period house. All of the rooms are well proportioned, with light sash cord windows and generous ceiling height. The property has been dressed to a particularly high standard, complimenting the period nature of the property, whilst offering contemporary style. It is reached off the parking and turning area to the front by a panelled door with fan light leading to a hall with dado rail and panelling, staircase to first floor and with doors to the dining room, cloakroom and kitchen/breakfast room. The double aspect dining room has an attractive Victorian fireplace, whilst the modern kitchen/breakfast room has large square floor tiles with under floor heating, cream units and granite work surfaces. Again, the kitchen is double aspect, with a stable door to outside and a further connecting door to the double reception room. This is a marvelous triple aspect room with fireplace and wood burner. From this lovely double reception room, a broad opening leads to a double glazed conservatory with tiled floor and door to a utility room and study. These rooms could, subject to the requisite planning consents being obtained, provide a fifth bedroom suite if so desired.
On the first floor, there are four double bedrooms, all with fitted wardrobes, a family bathroom and an ensuite bathroom to the principal bedroom suite. Again, these rooms are all beautifully presented and the house is ready to move in to.
GROUNDS AND GARDENS
The property is approached off the lane by a gravel driveway leading to a parking and turning area to the front and parking spaces either side of the property.
To the rear, the garden is of a particularly good size, consisting of a terrace and a large area of lawn with flower beds and borders, shrubs, bushes, evergreens and mature trees, including eucalyptus. The garden has a south-westerly aspect and takes full advantage of the views across the surrounding paddock and farmland, especially from the first floor.
The property is situated on the edge of the pretty, rural village of Preston, which offers a butcher, general stores, garden nursery, public house and primary school. Further facilities are available in the neighbouring villages of Wingham and Ash, including a bus service running between Canterbury and Sandwich. Both the Cathedral City and the ancient Cinque Port offer more extensive shopping facilities, together with excellent schooling in the public and private sectors.
SPORT AND LOCAL AMENITIES
Sporting and recreational opportunities in the area include excellent Links golf courses at Sandwich and Deal, including the world renowned Royal St Georges (occasional home of The Open), first class cricket in Canterbury, sailing on the coast and riding and walking in the surrounding countryside.
The property lies approximately 8.9 miles east of Canterbury, with its two railway stations, including Canterbury West. This offers the HSR to London (St Pancras 56 mins) whilst the property is also within easy reach of the Port of Dover and the Eurotunnel terminal at Cheriton, both of which offer excellent cross channel services.
From the centre of Canterbury and at the St Georges roundabout beside the cinema, take the A257 towards Sandwich and Dover. At the traffic lights turn left (A257) and at the St Augustines roundabout take the second exit, also following signs to Littlebourne and Wingham. Proceed through these villages and on leaving Wingham, turn left into Preston Hill, signposted Preston. Continue along this road into the village of Preston and on leaving the village, turn left into Grove Road. Mill House will be found on the left as the road bears to the right after a short distance, identified by our ‘For Sale’ board.
