The Property

Tyane is an absolutely unique and expansive country bungalow, set in just under four acres of garden with a further 2.5 acres of woodland ensuring privacy and protecting its magical setting.

The situation was chosen and the property built in the 1950s by Anthony Fox Laity a relative of Waldo Trench Fox of Penjerrick who originally owned the land. The gardens and grounds were laid out and landscaped by gardeners from the Penjerrick, Glendurgan and Trebah Estates and planted without expense spared.

The site was chosen for its exceptional southerly position and outlook over the valley and its proximity to Swanpool and Maenporth beaches to Falmouth harbour town and the Helford River. The bungalow nestles well within its grounds and is approached along a 500' (152.4m) long driveway that overlooks the parkland and is sheltered by its own woodland. there is so much to enjoy and of interest in the gardens with expanses of lawn and a former lawned tennis court with pavilion. There is an orchard and a sheltered market garden area with serious plantsman greenhouse together with several outbuildings including a 34' x 18' (10.36m x 5.49m) garage workshop and a further single garage with a workshop built to its rear.

Tyane itself is remarkably long and low, enjoying much light within and commanding lovely views over its lawn and grounds.

Subsequent to the Fox Laity's ownership, the property was bought by the Holman family until the current owners purchased in 2002. Much improvement has been undertaken since and in 2005 the building was extended to create an impressive two double bedroom, two storey, self contained wing which is integral to the original building and could be incorporated, but has successfully provided very comfortable, independent, yet reassuring living for the owners mother.

The main accommodation is flexible, spacious and light and bright with three reception rooms opening out on to the terrace and garden. The large kitchen / breakfast room has been recently quality fitted and equipped. The master bedroom is dual aspect with door to the terrace as well as a spacious dressing room and en suite bathroom. There are two further double bedrooms plus family shower room.

The annexe is a gem and certainly not the poor relation; the two double bedrooms each access balconies with glorious views, there is a sociable living / dining room with double doors to the south facing terrace, as well as a breakfast / kitchen room and a shower room. 

The Location

Tyane is ideally situated within two miles from Falmouth town, harbourside and sea in a position roughly between Maenporth and Swanpool beaches. The surrounding area is considered one of the most beautiful in Cornwall with the rugged cliffed coastline between Falmouth and Rosemullion Head to the south, topped by the south west coastal footpath, giving way to the soft landscaped around the Helford River. The riverbanks are lined by trees and much of the area is under the ownership of the National Trust. Adjacent to the banks of the Helford Passage which has a passenger ferry to Helford Village on the opposite side of the river and both of these have excellent public houses.

The Helford River and indeed Falmouth Harbour give safe mooring and anchoring for yachts and both the Helford River and Carrick Roads (Fal Estuary) are regarded as some of the finest and safest sailing waters in southern England with many creeks and inlets to explore in smaller vessels while larger boats can venture across Falmouth Bay to St Mawes or along the coastline to Fowey, both of which are within day sailing distance.

The nearby village of Mawnan Smith offers excellent day to day facilities with an active community, Post Office, general stores and well regarded village inn. Falmouth offers a much more extensive range of commercial, marine, retails and leisure facilities which are second only to the Cathedral City of Truro, which is less than half an hour's drive from Tyane and has a mainline railway station on the Penzance to Paddington line.  

OWNERS QUOTE: Since 1983 we had been coming to Cornwall to go to our timeshare in Clowance, something we both looked forward to every year. Over the years we had decided that Cornwall was the place for us to live. When we visited in November 2001 we started looking at properties. We viewed some wonderful houses and Tyane was the 4th one for us to see.

Approaching the gate, it opened automatically which impressed us to start with. Continuing along the drive the garden began to unfold and I'm afraid we were smitten unreservedly. The house was found at the end of the drive, completely unseen from the road and then we began our exploration of the house and gardens.

We would both agree that it was the grounds and woodland we fell in love with, that affair has never ended and we will be so sad to move from the peace and tranquility we have here. The view from the house cannot be bettered, you have the vista of the changing seasons with the colours of the valley woodland constantly changing, it is something you will never cease to be amazed at. The tennis court is surrounded by heather borders and to the south of this is the Carmelia walk with over 40 different varieties. The rest of the garden really has to be seen to be appreciated. Sadly because of circumstance we have to move from our idyll, but we are certain that whoever buys Tyane will love it as much as we do.

Running along the south side of the house and accessible from many rooms is a stone chipped terrace with an area of border fronted, level lawn at its edge and a high level decked terrace to the south western side. The decked terrace overlooks a raised slate pond with a waterfall, gargoyle feature and a fountain as well as a pump house. The pond is backed by an area of fir and pine woodland giving a dramatic backdrop.

The lawns surrounding Tyane have been immaculately kept and have many interesting specimen trees set amongst them to create a parkland setting whilst to the southeast of the house there is a sheltered level lawn that was previously used as a tennis court - the pavilion is still to one side - and would take very little to return it to its former glory.

In the far south western corner of the garden is a large vegetable plot and fruit garden along with a 32' x 17' (9.75 m x 5.18m) block built plantsman professional concrete base greenhouse with three different sections for growing plants in different conditions and is connected to two water and power. In the south east corner is a well with a mains electric pump and there is piping throughout the garden.

Although in total seclusion and utter tranquility, the property also benefits from being surrounded on two sides by dense woodland that is in the ownership of the property. This woodland is on a steep bank and so is not overly accessible and even conceals an old stone quarry. It would certainly be possible to harvest enough wood for the open fireplaces within the house.
