SituationThe plot occupies a sizeable and elevated site situated on the outskirts of the popular village of Taynuilt, a community which combines the appeal of a traditional village with excellent facilities, all of which are within easy distance of the site.
The main village street has a grocer, butcher, sub Post Office, hairdressers and antique shop. There is also a modern doctor’s surgery, Police Station, two churches, a long-established hotel and a pleasant café. Other facilities include a sports field with all-weather pitch and a nine-hole golf course. The recently refurbished village hall is the venue for all kinds of social activities such as amateur dramatics and ceilidhs. A first-class ballet school is situated close to the village.
The primary school is highly regarded, while secondary pupils travel to Oban High School on a free bus service.
Taynuilt Railway Station, accessed from the main street, is on the Glasgow-Oban line. The village is also served by the Citylink bus service connecting villages from Glasgow to Oban.
Oban is situated approximately 12 miles to the west, where there are a wide range of shopping and leisure facilities. Oban is also a centre for various businesses and professional offices, as well as having a number of primary schools, a high school, a medical centre, a modern hospital and churches of various denominations.
Oban, known as the “Gateway to the Isles” is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the Outer Hebrides.
Directions
Travelling from Oban and the North, continue through the village of Connel and Taynuilt. On leaving Taynuilt, take right on the road signposted to Kilchrenan and at the first hairpin bend continue straight across the cattle grid onto the single track access road. Continue for approximately 100 metres and the croft site is in an elevated position on the left hand side and is clearly marked.
Description
The site, which amounts to 6.25 acres (2.53ha), sits in an elevated position and has fine, open views to the north west across open countryside and towards Loch Etive, as well as to Ben Cruachan in the east. Close to a busy village with an active community spirit, the site is private and peaceful, and offers the purchaser scope to live a rural lifestyle with a touch of ‘the good life’, without feeling isolated.
Planning
Outline Planning Consent was granted on the 10th December 2010 (Ref. 10/01738/PPP) for the erection of a substantial detached one and a three quarter storey croft house to be built in the Scottish Vernacular style. Copies of the planning documents and site plans are available on request.
Crofting
Although the croft land belongs to the seller the croft has not been decrofted and accordingly continues to be affected by the Crofting regulations. In particular it should be noted that the Crofters Commission has the power to call for reletting proposals if the croft land is not worked as a croft by the owner or a member of the owner’s family. For further information visit the website www.crofterscommission.org.uk
The land involved is part of the larger agricultural unit known as Nant Farm, from which the 4 croft units have been created. The seller will therefore be granting title to the croft as owner occupier.
