The Salutation
Edwin Lutyens' masterpiece is set within one of England's finest medieval towns. Set centre stage in gardens of the highest quality, the principal house was created by Lutyens just over one hundred years ago and it is generous in scale yet not too large for family living. Knightrider House and the Cottages provide guest and ancillary accommodation and the whole estate is almost entirely contained within ancient walls.

History
Widely held to be one of England's loveliest small towns, Sandwich boasts a huge variety of beautiful period properties and it was here in 1911 that the Farrer brothers (all bachelors) chose to commission Edwin Lutyens to build them a house to escape to from the City.

An old walled garden site was chosen. To breach the wall, Lutyens showed his usual flair and panache and broke through the wall to form an opening with a three foot deep bolection mould to form the lintel of a wide gated entrance.

At this stage in his career, Lutyens felt he had achieved all that he could with the vernacular romantic style and so he turned to the classical style. Obsessed with achieving the right proportions, columns and cornicing, Lutyens created perhaps the finest "classical" house of the 20th Century with three magnificent, yet contrasting, facades. The Salutation was the first 20th Century house to be given the accolade of a Grade I Listing.

The Property
Wide stone steps ascend to a pair of tall panelled doors, which open into the classically proportioned reception hall, dominated by a pair of corkscrew columns. The hall is entirely symmetrical, designed with recessed alcoves and glazed panelled doors leading to the main parts of the house. To the left is a cloakroom. A door to the left of the hall leads through to a service passage, off which is an office. The right hand door leads to an inner vestibule, off which is the original library, a wonderful square room with original pine panelling, ornate square, plaster ceiling and ornate cornicing; there is a moulded fireplace in marble and double aspect windows look to the front and side. An archway then continues through to the domed staircase hall. To the right is the drawing room, a beautifully proportioned room with deep inset windows overlooking the gardens. There is a central ornate plaster fireplace with gold leaf plaster panels on either side, forming a focal point for this elegant and refined room. The adjacent dining room is a beautiful oval-ended shape with three full height glazed doors leading out to the terrace. As with the other main reception rooms, a beautiful, ornate Georgian style fireplace dominates the room.

A green baize door opens into the service kitchen, fitted with a range of wall and floor cupboards with tiled and oak surfaces over and an integrated oven and hob. Wide oak lead steps rise to a travertine tiled passageway, off which is a family room and, to the left, a boot room with adjacent cloakroom. An archway leads through to the magnificent main kitchen. This has been completely remodelled to take account of 21st Century living, and is dominated by a raised half-glazed cupola, flooding the room with light. Columns at each end of the room define distinct areas. To the front is a range of wall and floor cupboards with granite work surfaces over, a fitted Miele oven and hob. Designed and fitted by Mark Wilkinson, the kitchen includes a four oven , two hob and hotplate black Aga, a fitted larder cupboard, s(ace for an American style fridge freezer, tray store, chopping block, preparation sink, glass cupboards, etc. To the far end, accessed through two of the columns, is an informal sitting room with stripped parquet flooring and full height double doors leading to the terrace and garden; there is an open fireplace with marble slips and pine surround. A deep archway has a door leading back into the family room. Off the kitchen are a variety of store rooms, including one housing the gas-fired boiler and hot water cylinder, and a deep walk-in, shelved larder.

From the hall passageway, oak stairs descend to the extensive cellars, which are fitted with numerous storage bins. There are two further gas-fired boilers and a hot water tank.

A magnificent, wide staircase forms the core of the property. All the first floor bedrooms are reached from here and wonderful glimpses of roofscapes over the town can be seen from this level. The bedrooms have been lavishly and skilfully upgraded and decorated to provide luxurious accommodation. The first suite on the right has wonderful views over the garden towards St Clement's church and also has a generous shower room with twin basins and double shower cubicle. To the rear, the master bedroom is of similarly elegant proportions, with double aspect views over the gardens and towards the church. The en-suite bathroom is luxuriously fitted with Art Deco style basin, bath with hand shower attachment, practical fitted wardrobe to one side and deep storage on the other. The third suite on this floor is a generous room with well fitted en-suite bathroom with wash basin, WC, bath and double shower cubicle. A door from the landing leads to a half-landing, passing an ironing room and a cloakroom. A few steps lead to a further landing where stairs lead to a self-contained suite comprising sitting room, bedroom and en-suite bathroom.

Stairs then lead to the second floor where the landing leads to four bedroom suites, all individually and creatively decorated to provide unique style and setting.

Knightrider House
Approached through the original town wall via Lutyens' cleverly designed archway with wide gates, Knightrider House is an original Queen Anne property. This, too, has been uniquely and skilfully designed to provide generous secondary accommodation, comprising a sitting room, dining room, well fitted kitchen and cloakroom, two bedrooms and two bathrooms at first floor level and two further bedrooms and a third bathroom on the second floor.

Gardeners Cottage and Coach House
To the opposite corner of the courtyard is a pair of cottages. As with the main house, these have been completed renovated and upgraded to provide excellent secondary accommodation.

The Salutation is found in the heart of the medieval Cinque Port of Sandwich, a highly sought after town providing an excellent range of facilities, including well-regarded schools and specialist shops. The coast is close by, as are a range of well-known golf courses, including Royal St George's.

Transport facilities include a local railway station with connections to London and the A256 dual carriageway that links to the A2/M2 and M20/A20 at Dover. The Channel Ports provide connections to the Continent and Ashford International station is accessed via the M20.

The combination of Edward Lutyens and Gertrude Jekyll go hand in hand in English architectural history and garden design. Many of Lutyens' most famous collaborations with Jekyll, such as Munstead Wood and The Hut were enhanced by Jekyll's innovative garden designs. By the time The Salutation was built in 1911, Gertrude Jekyll was ageing and nearly blind, but history relates that the garden's design and layout were inspired by her and the design and shape have remained intact since that date.

The main reconstruction of the garden took place in 2004, by which time much of the original planting had been allowed to rot. Plantings as seen today are in the Jekyll style with the graduation of colours and styles to complement the mellow soft brick of the main house. Through the seasons, waves of colour come and go through the vast 270' herbaceous beds and are a delight to the eye throughout all seasons of the year.

A bridge leads from the main lawn to an island with a rose clad arbour and a catalpa tree. A lake was first dug during the 1960s and 1970s but was allowed to silt up over time. During the course of the restoration this has been re-established to form an area that brings particular tranquillity. Swathes of bog loving plants, including grasses, bulrushes and gunnera, make this a haven for wildlife.

To the far end of the garden are two distinct areas, one a small copse with a woodland walk, the other a productive kitchen garden with varieties of raised beds providing fruit and vegetables for the house, together with cutting flowerbeds for decoration. Along the perimeter of the property a wide brick path, edged with a variety of colourful seasonal plants, including multi-coloured dahlias and herbaceous plants. As with many fashionable garden designs, the softer palette of the English country border is shot through with vibrant colours, reds and oranges.

At the southern end of the garden, contained by giant pollarded holm oaks, is the wild flower meadow which immediately adjoins the bowling green where the quintessential view of Lutyens' symmetrical design statement of The Salutation's southern façade is seen at its best. A wide flat lawn is bounded on either side by profusely planted beds of grasses, sedums and a variety of standard plants to give height and interest.

The enclosed white garden is a beautiful, box-edged parterre style with masses of varieties of white flowering plants giving interest and shape throughout the seasons. The final "room" of this multifarious garden is the yellow room, also the garden to Knightrider House, dominated by a superb copper beech and a gingko tree.
