Locally there is a primary school in the nearby village of Wellbank. Secondary schooling is available in Monifieth with private schooling at Dundee High School. Dundee provides an excellent range of shops and professional services, together with good leisure facilities. It is an established centre of excellence in education and life sciences, and has renowned cultural facilities. There is a mainline railway station, with services to the south and a regional airport with flights to London City, Belfast and Birmingham.
Carnoustie, with its world famous golf course, which hosted the Open in 1999 and again in 2007, is very easily reached. There are a number of other fine links courses in the area including Barry, Panmure and Monifieth. St Andrews is also within easy driving distance. There is sailing on the Tay and pleasant sandy beaches along the coast. The Angus Glens lie to the north.
At Forbes of Kingennie Country Resort there is a nine hole golf course and there is a proposal for an 18 hole course. In addition there is a renowned restaurant. There are four stocked lochans with bait and fly fishing.
Kingennie Fields is a small development of bespoke houses on the edge of Kingennie Fishings.
Four houses have already been built, with a further eight being built to the rear. No 4 Kingfisher Place is one of two houses sitting at the front, with uninterrupted views looking out over the golf course and the 18 hole putting green. It is a "Type 1" house within the development. In June 2010 Kingennie Fields' Type 1 house design won the Scottish Home Awards Luxury House category.
No 4 Kingfisher Place is an outstanding and substantial modern house which was built in 2008. The house was designed by Parr Architects and was built by Pert Bruce, who are well known builders, for Forbes of Kingennie. The design and finish of the house is most impressive. Whilst thoroughly modern it also has a traditional feel, with harling, slate roof, dormer windows and a veranda. Internally it is light and spacious. At the centre of the house is an impressive hall, overlooked by the landing above. Around this are arranged the principal reception rooms, which make the most of the house's position. The sitting room, which is currently used as a cinema room, could be used as an additional downstairs bedroom with adjoining shower room. A rear hall, which can be accessed from the hall, garden or garage, has back stairs. These give access to guest or staff accommodation upstairs with a living room/kitchen, bedroom and shower room. Alternatively, as this area is linked to the main landing, these rooms can easily form further family accommodation.
The house has an integral Opus music system which is individually controlled and feeds into the drawing room, dining room, cinema/sitting room, hall, kitchen/family room and the master bedroom. The house also benefits from modern technology such as ground source heating. There is under floor heating on the ground floor. The house is fully double glazed and well insulated.
At the front of the house is a veranda which links to the drawing room, dining room and kitchen/family room. Internally, on entering the hall there is a lovely aspect through the dining room to the view beyond. All in all, it is a most impressive entrance to the house.
Electric gates with stone gate pillars open onto a block paved parking and turning area adjacent to the front door and the garage.
Very briefly the accommodation comprises double opening, large glazed entrance doors to entrance hall, hall, drawing room, dining room, family room/kitchen, cloakroom, sitting room/cinema/additional bedroom with shower room, utility room, master bedroom with dressing room and en suite bathroom, 2 bedrooms with interconnecting shower room, further bedroom, bathroom. Annexe with living room/kitchen, bedroom and shower room. Integral triple garage.
