How To Get There

From Dartmouth town take the A3122 to Townstall and the junction with York Road and bear left onto the A379 heading towards Stoke Fleming.
Proceed along York Road for approximately 300m to the crossroads by Dartmouth Academy, called Dead Man's Cross and turn left down Waterpool Road heading back towards the town centre and the river Dart. The entrance to Cook's Hill will be found on the left hand side some 300m down the lane.

Situation

The field is situated between Waterpool Road and Victoria Road, on the southern edge of the popular South Hams estuary town and port of Dartmouth, with a road frontage to Waterpool Lane and a right of way access off Victoria Road.

Description

The field comprises a steep permanent pasture field facing west and been used for grazing of cattle in recent years. Pleasant views over the Victoria Road area of the town and with glimpses of the Naval College and the river are enjoyed from the eastern boundary.
A stream of water runs down the western boundary and the field is, in the main, fenced for livestock.
The field is sheltered from the south westerly's and enjoys the benefit of good sunshine and in particular evening sunshine.

Right Of Way

The vendor will undertake to trim out the right of way leading from the field down onto Victoria Road between exchange of contracts and completion.
The right of way will be found situated on the lower side of 185 Victoria Road.
