SituationThe subjects of sale occupy good sized plots in a quiet residential area situated within the picturesque area of Appin, a community which combines the appeal of a traditional village with good facilities, all of which are within easy distance of the property.
Appin, an area rather than a village, is steeped in history and was the setting for part of the book ‘Kidnapped’ by Robert Louis Stevenson. The area is rich in agriculture and there are many farms dotted around. The unforgettable Castle Stalker dominates the coastline, and there is a recently-opened café and viewpoint from which to admire it.
Appin also has a village shop, busy Post Office, garage and church, as well as the renowned Airds Hotel and the popular Pier House restaurant.
The primary school is highly regarded, while secondary pupils travel to Oban High School on a free bus service.
Oban is situated approximately 17 miles to the south, where there are a wide range of shopping and leisure facilities. Oban is also a centre for various businesses and professional offices, as well as having a number of primary schools, a high school, a medical centre, a modern hospital and churches of various denominations.
Oban, known as the “Gateway to the Isles” is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the Outer Hebrides.
Directions
Travelling from Oban, take the A85 signposted to Crianlarich. On reaching the village of Connel, take right onto the Connel Bridge and follow the main road, the A828, directly until reaching Appin. The journey will take approximately half an hour. Once reaching Appin, continue past the church and the sites are clearly marked on the left hand side.
Description
The sites are set well back from the main A828 Oban to Fort William trunk road, and sit in a slightly elevated position from which can be admired the fine, open views to the east across the valley and to the hillside opposite. Mains services are available for connection close by.
The location of the sites in the heart of rural Argyll, but with the advantage of amenities close by, are such that it will enable the purchaser to build a property which is ideally placed to enjoy an enviable lifestyle offering plenty of peace, space and privacy, whilst at the same time giving access to a thriving and friendly local community.
As well as enjoying proximity to all the usual village activities, the location of the sites offer easy access to a wide range of outdoor pursuits, tourist attractions, and places of historical interest – all within reasonable commuting distance of the larger towns of Oban and Fort William, which in turn have good travel links to the rest of the UK.
The plot sizes are approximately:
Plot 1 – 0.15 acre (0.06ha)
Plot 2 – 0.16 acre (0.06ha)
Plot 3 - 0.24 acres (0.10a)
Planning
Outline Planning Consent (Ref: 08/00424/OUT) was granted on 6 June 2008 for the erection of a detached dwelling house on each plot.
