Immaculate and cleverly extended detached 5 bed house in a small, quiet cul-de-sac on the very edge of Brackley

Location - Brackley is a market town dating in origin to the 11th Century. Many relics of its history remain including a church dating in part to the 13th century and a number of buildings with Tudor or earlier origins. Today the town is vibrant with a mix of high tech industry (several Formula 1 teams are based here) and more traditional such as the Bronnley soap company which holds Royal warrants. There is a wide range of amenities locally including several schools rated "good to outstanding", and access to many centres of commerce is exceptional via either road or rail.

The Property - 21 Maple Close is presented in genuinely stunning order throughout. Built by Redrow homes in circa 1995 the property has been the subject of continuous improvement and maintenance by the current owners. Throughout most of the ground floor high quality Karndean flooring has been fitted and in recent times the cloak room and kitchen have been fully modernised with high quality fittings including AEG kitchen goods. In addition the double garage has been converted into a large and very light family room with exceptional storage. The living room looks through sliding doors onto a pretty garden, and to the side through double doors is a good sized dining room. Alongside the kitchen a utility room offers further storage and a sink plus a door leading to the side garden. And, all-important for young families, there is a downstairs cloak room just inside the front hall.

Upstairs on the first floor three double bedrooms are all immaculately presented. The master suite features a box bay window which brings in a lot of natural light, and to the side the en-suite is fully tiled with a state of the art power shower and modern suite over a Karndean floor. One further double faces the garden to the rear, the other has a generous range of storage with two wardrobes of which one extends deeply over the stairs. The family bathroom has been remodelled and refitted to offer greater space. Consequently the raised bath and lovely, large separate shower sit either side of a large space which is both fully tiled and very attractive.

On the second floor there is excellent additional space. The two double bedrooms are much larger than expected for a loft conversion and both are exceptionally light having large dorma windows overlooking the fields to the rear. Storage has been maximised by fitting of eaves cupboards with a mix of shelf and drawer storage and there is ample room in both for a desk in addition to a double bed. Further, the stairwell has two windows and consequently ensures the first and second floor landings are light.

Outside the immaculate theme continues. The rear garden tapers to a point and our clients have cleverly used the garden end to fit an attractive water feature with rock and stone surrounded by various shrubs and border plants which continue along both fences. A block paved terrace to the rear of the living room also provides a lovely sun trap. To the side of the house a further garden area is mainly lawned but also features a decked seating area alongside which is a shed of some 14 ft length with both power and light. To the front of the house the block paved driveway has space for minimum three vehicles to be parked off street and beyond this a hedge and tree border gives a good feeling of separation/ seclusion from the rest of the close.

We are well known for handling properties of architectural or special interest, however our expertise covers a wide spectrum of prices and types. To us the average estate agent's standards might be good enough to sell washing machines but they are not good enough to sell houses.
