The Story
Relaxing on the sun terrace, enjoying an early morning cup of coffee, Lorraine listens to the birds and remembers why she and her husband John moved to Hollybank.
They fell in love with the beautiful one-acre garden at the house, which also has a tennis court, and the space it offered their four children, as well as the serenity.
The garden was just beautiful, she remembered. There was an area for kicking footballs and climbing frames. There was also a wooded area to explore - my youngest wants to be the next Bear Grylls!
Yet there were more formal areas too, including a lawn that we could see would be great for entertaining, and it was all south-facing.

A TASTE OF TRADITION

The house itself offered unique character and charm. The children loved the fact it had two staircases while the adults were drawn to the bay windows that looked out over the magnificent gardens.
I also loved the courtyard area outside the kitchen, which was sunny and where I could see it would be wonderful to sit in the morning, she added.
Since then, the house has been completely redecorated, with a new kitchen installed, as well as new bathrooms.
The house has quite a traditional style but we have used modern papers, such as those from Osborne & Little, she said. This is very much a classic family home. My drawing room walls are gold, and I have used red and gold furnishings.

QUIET CONTEMPLATION

The drawing room is Lorraine's favourite place in the house. She finds it a peaceful space that is a pleasant retreat all year round.
There is an open fire in there, which makes the room very cosy in the winter, she said. And there is a massive window too, where I like to sit and read, and look out.
John also loves the drawing room but the children favour their playroom, which leads off the kitchen. Here they have a large television and can watch films and play games.
The kitchen itself is quite modern. It is Italian and has white cabinets and a dark brown floor, she said.

ENTERTAINING AT HOME

With an attractive, dark floor-to-ceiling unit, and a table and chairs at one end, the kitchen is not only stylish but also attractive.
We tend to have most of our family meals in here, although we do have a dining room as well, she said. But when the weather is warm, we eat outside whenever we can. We can have up to 18 people out there for dinners or barbecues.
With double doors opening up on to the terrace, the house is perfect for parties, she went on.
It is a very sociable house, she said. The children have enjoyed having gazebos up in the garden for their parties.

FAMILY AFFAIR

The family love living in the Ashtead area. They enjoy being able to go for long walks while also benefiting from easy access to London, Epsom, Kingston and Guildford.
We love this neighbourhood too, she said. It is very central.
And she added: Everything about this house makes it a wonderful family home. My daughter has a bedroom, which is like an annexe, and so gives her a feeling of independence, there is plenty of space for the children and it is a perfect house for anyone who enjoys socialising.

Ground Floor

With plenty of space for children's play equipment and to play ball games and explore, the youngsters have spent many happy times outside.
The garden has been perfect for the boys to play football out in. They can be away from the flower beds and have their climbing frame and trampoline out there too, said Lorraine.
The tennis court has also been a great joy, with many happy summer afternoons spent knocking balls over the net, and the terrace and courtyard areas have been superb for relaxation in the sunshine.


Within Easy Reach
With good schools in the area, including Downsend School, City of London Freemen's School, St. John's of Leatherhead and Danes Hill in Oxshott, plus regular buses to Epsom College, the house is in an ideal location for families with school aged children.

Ashtead is a great place to live and if we want more shops it is very easy to get into Epsom, Kingston or Guildford, she said. Trains from Ashtead run into Victoria and Waterloo every 20 minutes, which makes it very easy to commute.
Ashtead Park is within walking distance of the house and the area has a number of other scenic places to walk.

The towns of Leatherhead and Epsom are nearby providing a wider selection of high street names. An excellent commuter location, the M25 and A3 are a short drive away providing access to central London, Heathrow and Gatwick Airports.


DIRECTIONS:
From junction 9 off the M25 take the A243 to the roundabout and the second exit following signs to Ashtead. At the next roundabout take the first left to Leatherhead Road and continue towards Ashtead. Follow the sign for the private Ashtead Hospital and The Warren is next door. Follow the road around to the left where Hollybank can be found half way up on the right.
