Full description

A substantial range of detached stone and slated former farm buildings benefiting from Planning Consent for conversion to provide one detached dwelling together with ancillary buildings, a large 12,000 sq. ft. adjoining stock shed, yard and grounds extending to about 2.35 acres together with adjoining pasture land, the whole extending to about 10.57 acres together with the option to purchase additional land of about 3.74 acres if required. Located at the head of a secluded wooded valley through which runs a tributary of the River Clywedog in an idyllic rural environment, some two miles Cyffylliog and some seven miles from the market town of Ruthin. An ideal opportunity to develop one of the detached stone buildings to provided one detached family home, together with various other buildings.

Location - Located at the head of a no-through valley, some two miles from the rural village of Cyffylliog which has a popular village inn, shop and primary school, the property is approached over a minor no-through country lane leading to this and a number of adjoining properties. The nearby market town of Ruthin provides a wide range of facilities catering for most daily requirements together with good road links towards Chester, Wrexham and beyond.

The property provides a range of farm buildings located adjoining the former farmhouse at the head of a very secluded rural valley. Whilst the buildings benefit from various Planning Consents for their conversion to provide two detached private dwellings, together with accommodation for holiday let purposes, the property is affected by a restrictive covenant which limits the development of one of the two main buildings only to provide one detached dwelling in accordance with the Planning Consents noted later in these details.

In addition, there are various other buildings particularly a very substantial steel portal framed former stock shed providing approximately 12000 sq. Ft of covered yard with concreted floor to the majority which provides tremendous storage potential and subject to enclosure, could provide a very secure building ideal for a variety of uses subject to usual consents being obtained where necessary. Whilst the property stands within grounds of approximately 2.37 acres, the adjoining parcel of mainly pasture land extending to approximately 8.2 acres is also included within the sale. A further 3.7 acres of mainly pasture land with extensive frontage onto the minor no-through country lane can also be purchased subject to separate negotiation.

The buildings provide two main structures:

Building One - A substantial stone built range providing a former coach house with two entrances to the front, together with loft rooms above and adjoining two storey barn benefiting from detailed Planning Consent for conversion. Planning Consent was obtained from Denbighshire County Council under Application 14/2002/0153-PF for conversion of outbuildings to form one dwelling and two self-contained holiday accommodation units and installation of new septic tank, dated 13th May 2002. A copy of the Consent together with conditions are available for inspection at the Agent's office, or alternatively via the Denbighshire County Council Planning Portal. The buildings are of stone construction in the main, having been used for many years for general storage.

Building Two - A mainly single storey building of random stone construction in the main between a pitched timber framed roof with Planning Permission to provide one dwelling was approved by Denbighshire County Council under Application Number 14/2003/0309-PF, dated 15th May 2003. A copy of the Consent together with conditions are available for inspection at the Agent's Ruthin office, or again via the Denbighshire County Council Planning Portal.

Restrictive Covenant - As stated previously, the property is affected by a Restrictive Covenant which prevents the development of Nant Uchaf to only one detached private dwelling. As a consequence, prospective purchasers will not be able to develop any of the adjoining buildings for private residential use without obtaining consent for the Restriction to be lifted, which we understand is in the ownership and to the benefit of the owners of Glan Ceirw, the nearby farmhouse.

Outside - Both of the properties stand in a courtyard setting, which is approached from the head of the adopted highway over an unmade lane which also provides the main vehicle access to Glan Ceirw, who have a right of vehicle and pedestrian access to their home at all times.

Portal Framed Stock Shed - A very substantial open sided steel span stock shed which extends to about 12000 sq. Ft. Whilst providing an ideal building which could be sub-divided, providing stabling, general storage and garage facilities as required, it should also be noted that should a purchaser decide to develop Building Two as opposed to Building One, then either part or all of this building will be required to be demolished to provide space for the conversion.

Land - The property stands within grounds which are mainly to the eastern side of both properties and adjoin the stock shed to about 2.37 acres in total. Beyond and extending along the valley towards Cyffylliog is a further parcel of land of about 8.2 acres which is mainly laid down to permanent pasture which is also being included and is ideal for those wishing to keep stock, such as ponies or sheep, but could also be readily be sold off or rented under licence.

Additional Land - A further parcel of land extending to about 3.7 acres which has extensive frontage onto the country lane is available for purchase under separate negotiation.

Services - We understand that mains electricity is available for connection in the vicinity. Prospective purchasers should make their own enquiries of the relevant utility bodies in respect of connection. In respect of water supply we advise that there is a borehole located within the grounds of Glan Ceirw to which we understand we have a right of connection. Prospective purchasers should make their own enquiry of an approved contractor to confirm the borehole is satisfactory for this purpose. The Approved Planning Consents provide consent for a new septic tank drainage system to be constructed.

Directions - From the Agent's Ruthin office proceed down Clwyd Street and on reaching the junction with Mwrog Street, bear left. Follow the road directly over the mini roundabout into Llanfwrog and on passing the Cross Keys Inn, take the first right signposted Bontuchel and Cyffylliog. Continue into the village of Cyffylliog proceeding over the bridge and follow the road past the Red Lion Inn, and thereafter bear right and thereafter follow the road out of the village onto a minor country lane. On crossing the next bridge, turn immediately left onto a no-through country lane. Continue for some two miles until reaching the ford at its head, whereupon the gated entrance leading into the property will be found on the right hand side.

Viewing - By appointment through the Agent's Mold Office 01352 751515.

FLOOR PLANS - included for identification purposes only, not to scale.
