The buildings provide two main structures:

Planning Consent was obtained from Denbighshire County Council under Application 14/2002/0153-PF for conversion of outbuildings to form one dwelling and two self-contained holiday accommodation units and installation of new septic tank, dated 13th May 2002. A copy of the Consent together with conditions are available for inspection at the Agent's office, or alternatively via the Denbighshire County Council Planning Portal. The buildings are of stone construction in the main, having been used for many years for general storage.
Building Two - A mainly single storey building of random stone construction in the main between a pitched timber framed roof with Planning Permission to provide one dwelling was approved by Denbighshire County Council under Application Number 14/2003/0309-PF, dated 15th May 2003. A copy of the Consent together with conditions are available for inspection at the Agent's Ruthin office, or again via the Denbighshire County Council Planning Portal.
Restrictive Covenant - As stated previously, the property is affected by a Restrictive Covenant which prevents the development of Nant Uchaf to only one detached private dwelling. As a consequence, prospective purchasers will not be able to develop any of the adjoining buildings for private residential use without obtaining consent for the Restriction to be lifted, which we understand is in the ownership and to the benefit of the owners of Glan Ceirw, the nearby farmhouse.
Outside - Both of the properties stand in a courtyard setting, which is approached from the head of the adopted highway over an unmade lane which also provides the main vehicle access to Glan Ceirw, who have a right of vehicle and pedestrian access to their home at all times.
Portal Framed Stock Shed - A very substantial open sided steel span stock shed which extends to about 12000 sq. Ft. In respect of water supply we advise that there is a borehole located within the grounds of Glan Ceirw to which we understand we have a right of connection. The Approved Planning Consents provide consent for a new septic tank drainage system to be constructed.
Directions - From the Agent's Ruthin office proceed down Clwyd Street and on reaching the junction with Mwrog Street, bear left. Follow the road directly over the mini roundabout into Llanfwrog and on passing the Cross Keys Inn, take the first right signposted Bontuchel and Cyffylliog. Continue into the village of Cyffylliog proceeding over the bridge and follow the road past the Red Lion Inn, and thereafter bear right and thereafter follow the road out of the village onto a minor country lane. On crossing the next bridge, turn immediately left onto a no-through country lane. Continue for some two miles until reaching the ford at its head, whereupon the gated entrance leading into the property will be found on the right hand side.
