Tenure: Freehold

Fern Cottage is one of only a few properties in private ownership in this beautiful National Trust Village within a mile of the coast and close to the Packhorse Bridge one the most photographed landmarks in the area.

Fern Cottage dates back, in part, to the 1500's and has recently undergone refurbishment whilst retaining much of its character and charm. The property has been run as a guest house/bed & breakfast since at least WWII and has clearly had many changes over the years, but still looks remarkably similar to photographs from the early 1900s. Originally Fern Cottage was joined onto the forge (probably demolished in the late 1800s). An interesting feature is the fire mark on the front wall of the cottage, which would have signified that the property was insured against fire, a development after the devastating Great Fire of London in 1666.

Arranged over three floors the accommodation is equipped with oil fired central heating and in brief comprises; part glazed stable door leading to hall with tiled floor and access down to a useful cellar, sitting room with bay window and minster style open fireplace and a separate double aspect dining room again with tiled flooring, exposed beam and multi fuel burner. The kitchen is a triple aspect room fitted with a modern range of base and wall units with timber work surfaces with belfast sink and mixer tap, integrated ceramic hob, dishwasher and

recess with oil fired Aga, tiled floor and door to outside. Staying on the ground floor there is also a study/snug which could be used as a 5th bedroom.

On the first floor there are two double bedrooms both with en suite shower rooms together with a tiled family bathroom. A door from the landing gives access to a staircase leading to a third double bedroom with dressing room and there is also a fourth bedroom which is accessed via a staircase off the kitchen ideal for owners use particulary if someone is wishing to take advantage of the Bed & Breakfast trade.

The cottage has enclosed courtyard gardens at the rear offering a degree of privacy off which are some useful outbuildings including; garden store, workshop/laundry room and woodstore together with a detached stone built building providing an external bedroom with bathroom. A gate from the courtyard leads a rear lane and within a few meters there is a timber gate giving access to a level lawned garden with double garage and parking.

Allerford is a charming village famous for its picturesque pack horse bridge and period cottages, it is served by a village post office/shop, village hall with recreational ground and Allerford Reading Room Club. Located between the popular Exmoor village of Porlock (2 Miles) which has an excellent range of everyday facilities and the Victorian seaside town of Minehead (3 miles) which has an excellent range of shopping, banking and schooling facilities together with bowling, tennis, golf and the beautiful Blenheim Gardens which still has the original bandstand. The county town of Taunton which has mainline rail connections and access to the motorway network is approximately twenty seven miles to the east. For those who enjoy exploring the countryside there are superb nearby walks within the Exmoor National Park and the many renowned places of interest are all within motoring distance.

Services; Mains water, drainage, electric and oil fired central heating.

Council Tax - Band F
From Minehead proceed on the A39 towards Porlock and after approximately three miles turn right signposted Allerford and Bossington. Proceed through the village and past the post office/shop on the left and the property will be found after a short distance on the left hand side.
