The Property
The Granary is a traditional brick and flint under a pantile roof Norfolk barn situated in a small select development which has been carefully converted by award winning developer James Browne. The extremely well appointed accommodation comprises a front door leading to an L-shaped double aspect living room with an exposed red brick fireplace housing a wood burner. This leads to an exceptionally well equipped kitchen with granite work surfaces and an island unit. There is a separate utility room, laundry room and walk-in pantry. An inner hall leads to two bedrooms (one en suite) and an extremely well fitted out shower room. On the first floor there is a further L-shaped light and airy living room, also with a red brick fireplace and a vaulted and timbered ceiling, plus a bedroom with en suite including a Jacuzzi bath, two further bedrooms and a bathroom. Finished to an exceptionally high standard, the property also has the benefit of limestone floors, beamed and vaulted ceilings, exposed internal brick and flintwork, underfloor heating and sealed unit hard wood windows and doors. Outside there is ample off street parking for several vehicles and a brick and tile double garage. To the front of the property there is a pleasant lawned garden and directly behind the property is a private courtyard-style garden.

Location
Lodge Farm Barns are situated in an enviable location within walking distance of both the High Street and Holt Country Park with its 100 acres of heath and woodland. Holt is one of the best regarded market towns in the county and boasts many well preserved Georgian buildings and an excellent range of individual shops and local facilities. The town of Holt was first mentioned in the Domesday Book (1086) when it was credited with five water mills, a market and its own Port of Cley, which was attached to the Holt Manor. In 1708 the great fire of Holt destroyed much of the town centre, which accounts for the Georgian architecture found in the town today. The town is also home to Gresham’s School which provides Pre-Prep., Prep. And Senior schooling. The North Norfolk coastline is about 4 miles distant with Salthouse, Cley, Blakeney and Morston all within easy reach. This area is designated as an Area of Outstanding Natural Beauty, many areas of which are owned by the National Trust. The cathedral city of Norwich is just over 20 miles distant from where there is a fast rail service to London Liverpool Street and an international airport.

Directions
Travelling from London, take junction 27 off the M25 on to the M11. Follow this past Cambridge, then at Barton Mills take the A1065 to Swaffham and onwards to Fakenham. Here, follow the signs for Cromer and the A148. This will take you into Holt. Upon approaching the town the road bends to your right, follow this to the roundabout and proceed straight over onto the Norwich Road. You will then find Lodge Farm Barns on your left hand side, just before a sharp left hand bend.
