Situation
The building plot for this magnificent new home is situated in a prime location on the beachfront. The long, sandy beach is one of the finest in Scotland. It stretches all the way round the bay to Elie Harbour. The harbour serves as a centre for a sailing club and various water sport activities. Besides being ideally situated for the beach, The Plot at St Ford is well placed for Elie Golf Course, the Golf Driving Range, the Tennis Courts and the Bowling Club.
Elie is arguably Scotland's most popular seaside village, with many professional families from Edinburgh and Glasgow enjoying holiday homes there. Elie Golf Course is a highly acclaimed links course. The Ship Inn overlooking the harbour is a well known pub and there are many other top class restaurants nearby.
Elie is on the East Neuk of Fife which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. St Andrews, "the home of golf", is only 14 miles away; its university is one of the oldest in Britain. There is good private and state schooling in St Andrews and Dundee, both within easy reach. There are many other golf courses in the area, including new courses at Kingsbarns and St Andrews Bay and traditional links courses at Crail, Leven and Lundin Links.
Description
Designed by Mike Rolland of Hurd Rolland Architects, The Plot at St Ford offers a truly rare opportunity to build a unique and expansive, coastal property, in one Scotland's most sought after locations. Extending to 4050 sq ft (376 sq m) the property will rise over two floors, offering five en suite bedrooms, raised terraces, two south facing balconies and landscaped gardens to front and rear. For those who require more space to roam in than the gardens provide, the private gate in the end wall leads directly onto the Blue Flag winning beach, with views across to North Berwick, the Bass Rock, Earlsferry and Elie Harbour.
The build has been designed to incorporate traditional elements along with the comfort and ease of modern living, whilst maximising natural light and the panoramic sea view. The property will be constructed of stone under a series of slate and tiled roofs. All the balconies and terraces will be south facing. The grounds will be entirely enclosed within a 2m high stone wall, in keeping with the existing western boundary.
GARDENS AND GROUNDS
The existing gardens are predominantly lawned, with a stone wall running along two sides of the garden. To maximise the sea views, there is only one mature tree on the southern boundary, whilst there is a variety of other trees and shrubs punctuating the remaining garden.
In the event the property is sold as a completed project, a full landscape reconstruction will take place creating herbaceous borders, flower beds and south facing terraces to enjoy the views from.
It is, of course, the direct access to the shore and the views across the beach and the Firth of Forth that make this opportunity so special. The boundary of the plot includes ownership of the dunes onto the beach, as far as the spring high tide watermark. Access to the beach is via a small private gate in the front wall.
DIVIDING WALL
Should the plot be sold under Option 1 it shall be the obligation of the purchaser to erect a stone wall to the agreed specification between the building plot and the neighbouring garden of St Ford House within six months of the purchase.
ACCESS
Vehicular access to the plot will be from Liberty. This will provide access to garaging and off street parking. Pedestrian access can be gained from either Liberty or the beach.
