Palgrave is an attractive Suffolk village situated 1 mile inside the Norfolk and Suffolk border, close to the market town of Diss, in the middle of rural East Anglia. It is 105 miles from the center of London, approximately in the center of a triangle formed by the City of Norwich, Ipswich and Bury St Edmunds, all of which are about 21 miles away and connected by major roads. Diss, just a mile to the north, provides a wide range of shops, banks and other amenities including a fast, direct train service to London Liverpool Street.
The Hollies is a fine Grade II Listed former coaching inn dating from around 1730 with earlier origins. This very handsome house sits amid extensive gardens and grounds with a paddock, coach house and stable. The house is on an 'L' shape plan, of largely timber frame construction, with rendered walls above a high brick plinth. A steeply pitched black glazed pantile roof is set with three dormer
windows. Below this, sash windows with pretty louvered shutters and a panelled door under a classical pediment and trellised porch complete the front elevation.
Inside the house, an exceptional open string staircase rises from the hall. To either side are the drawing room and dining room, both with marble chimney pieces and fine views. The service wing
houses a kitchen / breakfast room with Aga, pantry, cellar, utility, WC and boiler. A servants staircase links the kitchen to the first floor, which comprises four bedrooms and two bathrooms. On the second floor there are two further bedrooms plus two other attic rooms.
The Hollies occupies a well screened location, unseen from the road. Entry is via a gravel drive, besides which sits a pretty, coach house complete with hayloft, stable and original fittings. At the
side of the house, which is set well back from the road, is a parking area with plenty of space for numerous vehicles. Next to this and attached to the house, is a period greenhouse.
Gardens and grounds of around 0.71 acres extend around the house on all sides. Adjoining the gardens, at the rear of the house, there is a fenced paddock of approximately 0.88 acres.
Note: the paddock is held on a separate title, to which restrictions apply. Please refer to agent for details.

Continue into the village of Palgrave, passing the turning to Clarke Close on your right, followed immediately afterwards by a layby on the left. The entrance to The Hollies, marked by a white, five bar farm gate will be found at the far end of the high laurel hedge.
