Situation
The land is situated on New Street which lies to the south of Weedon Bec, a small village to the south east of Daventry and to the west of Northampton, situated on the A45 and A5 junction.

Junction 16 of the M1 is approximately 2 miles distant with the A45 providing a direct link into Northampton which is approximately 7 miles to the east and Daventry which is approximately 5 miles to the west.

Weedon has a range of everyday facilities and amenities. Long Buckby railway station is approximately 5 miles distant and provides a direct link to London.

Description
The land was used as a car park for the Conservative Club which was located on New Street in Weedon. Approximately 14 spaces with access from the highway via a sloped tarmac entrance.

To the front of the site (but not included) is an electricity sub-station, the site lies mainly to the rear of this and is rectangular in shape and is raised from the highway and walkway to the north of the site.

Planning
The land is located within Weedon Bec which is designated as a 'restricted infill village' in the saved policies of the Daventry District Local Plan.

Whilst there is no specific saved policy in the Local Plan dealing with the loss of a service in the village, planning policy statement 4 (Planning for Sustainable Economic Growth) which is National Planning Guidance, stipulates that local planning authorities should determine planning applications which affect services in a village in accordance with this guidance.

They must take into account the importance of the service to the local community or the economic base of the area if the proposal would result in its loss or change of use.

Policy HS22 of the Daventry District Local Plan supports the principle of residential development in restricted infill villages such as Weedon in relation to both new build provided that it is on a small scale within the confines of the village and it does not affect open land which is of particular significance to the form and character of the village.

The land is being sold in its current form and use. Any specific planning information should be directed to specialist planning advisers or Daventry District Councils' planning authority.

We believe there are no public footpaths, wayleaves or easements affecting the property save that access may be needed to the electricity sub-station for maintenance and repair to boundaries.
