Standing by the great glass windows, looking out over exclusive Mapperley Park, the owner of Lime Tree Lodge still relishes the contemporary style of her architect-designed house.
The work of multi award-winning Marsh-Grochowski, it is eye-catching and interesting while also managing to be practical and comfortable.
It was built to a modern design but it was important that it was also a useable family home, she explained. We wanted the house to be very light, with lots of glass at the back, and we wanted to have it built in traditional materials.
It is a brilliant home - the perfect place to live.
It was eight years ago now that the couple fell in love with the plot and decided to build their dream home.
It was a garden plot when we went to see it. There was a little wooden gate, and when we opened it up, it was like stepping into the secret garden, she remembered. It was full of plants, birds and wildlife - it was magical, like a dream.
The plans were drawn up, the build went ahead, and the couple began to work on the inside of their home.
We designed the interior of the house ourselves, she recalled. My husband and I had every room decorated in neutral and then gave it all a very modern look.
Everything was done to a very high quality. We opted for under-floor heating so there are no radiators, and we chose an Elgin and Hall fire for the drawing room, which makes a very nice feature.
Now, there are so many incredible places to spend time in the house.
We have a superb dining room, with a double height, vaulted ceiling, and lots of glass. It juts out on to the decking and when you are in it, you feel as if you are out in the garden, she said.
My husband's office has nice views and we also have a lovely master bathroom. The bathroom has a skylight window and slipper bath.
It is wonderful to go in there with a glass of red wine to lie in the water and look up at the stars.
After a long day's work, the owners also enjoying unwinding in their hot tub.
When we moved in, there was such a lot to do that we decided to buy the hot tub so we could relax in the evening, she explained.
She continued: Once completed, the house was also perfect for entertaining. We had our daughter's first birthday party here, and her christening.
We have had numerous dinner parties and have opened our garden for charity.
Watching the property come together and working so hard on its interior has given the owners such great pleasure.
They have enjoyed living in Mapperley Park and becoming part of the community.
We have very fond memories of being here, she said. The neighbours often come round for a drink and we have made lots of friends.
Our daughter has grown up here and it has been a very happy house.
As you approach Lime Tree Lodge, you immediately look up, to take in and absorb the architectural lines of this build and begin to anticipate what lies beyond. Wrought iron gates slide back, opening onto a carport covered driveway, towards the solid wood doors to the double garaging. To the right of the solid oak entrance door there is secure storage again with oak doors with steel lined inners to give increased security.
As you enter the property you are immediately greeted with a lofted entrance hall with floor to ceiling, Bio clean glass windows that frame a beautifully sculptured Japanese influenced garden. To your right there is a cloakroom with WC which is decorated with an azure blue mosaic tile, and the flooring is light Karndean with a patterned inlay, coupled with hessian flooring to both floors. Across from the entrance is the master bedroom with a lofted ceiling and including an en-suite shower room. The owners kept the turrets so that the natural light pours through into this room. The views lead your eyes across the Nottingham city skyline, a very inspiring yet tranquil space. As you proceed out from the master bedroom down the spiral sweeping staircase, there's an open plan study and reading area, which leads into the main drawing room and childrens toy room or small study, a downstairs wet room and the dining room through to the kitchen.
On your left at the base of the stairs the split level lounge is raised with Karndean and under floor heating. The stone fireplace is an eye catching centre piece to this room, however the bi-folding terrace doors that lead out to the Japanese garden feels like the room just continues into the garden space. It's a really light and restful lounge, then through into the dining room which leads both into the study/reading area and the kitchen; that could become open plan as there are non load bearing walls and it is a beam and block floor, which sits into a steel frame so the internal walls can come out quite easily to alter. This dining room offers floor to ceiling windows leading out again to the terrace part of the Japanese style garden.
The modern kitchen with five ring gas hob and granite tops has the contemporary feel of a master chef kitchen; tiled floors lead through into the utility room with matching units and a extractor fans that keeps the air fresh and well circulated.
Next to the utility is a downstairs cloakroom that also comprises of a glass brick and tiled wet room, to the right base of the spiral staircase there is a small office/kids playroom which is multi functional or could be used just as additional storage.
FIRST FLOOR ACCOMMODATION
Up the spiral staircase, with the curved wrought iron railing, will lead you to the top floor accommodation which also has under floor heating throughout the landing and all rooms including the main bathroom.
The first bedroom at the front of the house is a large double with floor to ceiling Bio clean windows with a wide aspect to the street view, this room also has lofted ceiling which gives a wonderful sense of space. The next double bedroom is also complimented by the lofted ceiling and large framed windows that overlook the Japanese garden and views across the Nottingham skyline.
Next door is the master bathroom with tiled shower and roll top bath, there is a heated towel rail and Velux windows in the roof to allow natural light into the room.
There is also a double oak faced cupboard which houses storage for general use. Finally a bedroom/study, has a great aspect out onto the street view which is almost like an observational platform to watch the world go by, there is a deep storage cupboard in this room, so it would adapt to either a bedroom or a large study area.
Setting the Scene
Lime Tree Lodge is set within the leafy suburb of Mapperley Park in the heart of Nottingham. The property is slightly elevated from the street and has electric gates, garaging and parking for two cars and there is certain quirkiness to the exterior of this property which entices you further. There is a large Japanese garden to the rear with a contemporary water feature, timber sleeper steps and a hexagonal timber summer house with a low brick wall surrounding it. She said: We feel far from the city when we are outside, listening to the woodpeckers or watching the tawny owls at dusk. There is also a hot tub for six people with massaging facility for those relaxing.
Within easy Reach
The family have enjoyed being within walking distance of local shops and good schools, as well as within easy reach of the centre of Nottingham.
