The Barn at Shortridge Farm, of 3,500 sq ft and unlisted, has recently received planning permission for conversion through Stephen Langer Associates, Chartered Artchitects.

Our clients at Shortridge Farm have decided to sell on this unconverted property, together with about 7.41 acres of land, which is mainly fields with a pond and some woodland.

The purchaser of The Barn will be responsible for providing the new driveway from Sheepstreet Lane and this will be shared with the Granary House and it's large outbuilding, which has planning for holiday accommodation and presently provides annex accommodation and storage. This drive will also provide the farm access to any retained land and, thereafter, it will become a private drive down to The Barn. The specification on this drive will be agreed as part of the contract of sale. The planning application plan shows the site and a landholding for The Barn, which now covers some land not being sold by our clients.

Please, therefore, refer to our own site drawing showing the approximate 7.41 acres from which a Land Registry compliant plan will be created. Further, there are conditions on the planning permission relating to the landscaping which will require the co-operation of our clients in order to allow for their land to be planted and such co-operation of course agreed and will be incorporated into the contract of sale. There will also need to be further amendments to this landscaping plan.

The setting in this delightful semi-rural area between Etchingham and Ticehurst is superb, set well back from the lane which in itself, is a highly regarded residential area.
