Coachmans Cottage is a fabulous, recently completed single storey house. The external appearance is most attractive with mellow brick and oak-boarded elevations under a slate roof. The doors and windows are of oak and the property has been built to a design of great character. All the patio doors have a level threshold, and there is a high level of insulation and underfloor heating with a heat recovery system. There is also a Nuvo multi-room sound system.
A covered porch, supported on oak posts, leads to an extra wide front door to the dining room. This is a great room, open to the full roof pitch, with semi polished porcelain floor and a huge picture window overlooking the water feature and rear garden. Double doors lead through to the kitchen/breakfast room. This enjoys fabulous views across the valley to the east and is beautifully fitted with a range of oak base and wall cabinets with granite work surfaces. Integral appliances include an AEG induction hob, extractor, double oven, dishwasher, drinks fridge, water softener, Quooker instant hot water tap and there is space and plumbing for an American style fridge/freezer. There is a door to a walk-in larder and next to the kitchen is a good sized utility room with storage cupboard and stainless steel sink,
From the dining room, an oak and glazed door leads to an inner hall with oak doors leading to the rest of the rooms. There is a study facing the front with oak floor, as well as a good size sitting room, again with oak floor, and also having french windows to the terrace. The sitting room has a corner fireplace, fitted with a wood burning stove, and french windows to the garden room, which is glazed on three sides and has a raised roof pitch and oak floor. Opposite the study is a cinema room which can be used as a fifth bedroom if required.
The master bedroom faces south and west with french windows to the terrace and doors to a good sized walk-in dressing room and en suite shower room with large shower, twin wash basins, WC and stylish tiles and fitted cupboards and drawers. Bedroom 2 overlooks the rear, has an oak floor and en suite shower room. Bedroom 3 is a good sized double and faces the rear. Bedroom 4 faces the front. There is a luxurious family bathroom with freestanding tub, shower in stylish cubicle, as wash basin as well as cupboards and storage. There is a large loft space, providing a good storage area.
Coachmans Cottage is set on the slopes of the Greensand Ridge on the northern side of the village of Ulcombe. There is a primary school in the village, and the nearby Pepper Box Inn is well regarded.
The larger village of Headcorn lies to the south with a good range of local shops and a station. Maidstone and Ashford both offer a more comprehensive range of shops and entertainments.
Sutton Valence independent school is 3 miles away, catering for pupils from 3 to 18 years old. Further information on schools can be found at http://www.kent.gov.uk/education_and_learning.aspx
Coachmans Cottage is approached off Ulcombe Hill and there is a large gravelled parking and turning area at the front of the property. There is access to a double open-bay cart lodge which has a good size workshop behind. A spur drive leads up to the rear of the property, where there is further parking. Nearby is a garden shed.
From the drive, an opening in the brick wall leads to a large paved terrace which runs around the south and western sides of the property. There is a circular brick built fountain, and a large covered loggia area suitable for outside dining or a good place for a hot tub. Below the house is a newly established lawn and a brick path, with the original kitchen garden wall on one side, meanders down to a pleasant shady patio. To the east of the house is a larger grass area bordered by wall and close-boarded fencing and behind the house is a belt of very mature woodland with species including beech, ash and Scots pine.
