Situation

Craig Gowan is situated in a prestigious residential area. In "Dundee, an Illustrated Architectural Guide" Charles McKean and David Walker describe how West Ferry and the slopes above Broughty Ferry were once "one of the richest suburbs in Europe", where "the merchant princes and jute barons of Dundee came to construct their palatial mansions" creating a "mid to late Victorian suburb".

Craig Gowan is within easy reach of the excellent local amenities of Broughty Ferry, including primary and secondary schooling, the Royal Tay Yacht Club, an ample choice of shopping facilities, supermarkets, library and harbour. Broughty Ferry is only a short distance from Dundee City Centre, which offers all the facilities expected of a major city. Private schooling is available at Dundee High School. There is a mainline railway station at Dundee with services to north and south, including a sleeper. Dundee Airport offers flights to London City, Birmingham and Belfast. The A90 dual carriageway offers easy access to Aberdeen and to Perth and on south to Edinburgh and Glasgow. Dundee is an established centre of excellence in education and life sciences, and has renowned cultural facilities.

Away from the city, the range of outdoor pursuits is impressive. Over the River Tay is St Andrews, home of golf, whilst the championship course at Carnoustie is only a few miles up the coast.

Description

Craig Gowan was built in 1878 for James Mudie by the architects James MacLaren and George Shaw Aitken. It is described as an asymmetrical French chateau style house, and is two storey with a basement. It is a magnificent example of the large townhouses that were built at that period. The house is rich in interesting architectural features, both externally and internally, where there are fine and decorative cornicings, a splendid central staircase, panelled doors and fireplaces. There are views from the house over Broughty Ferry and across the River Tay to Fife.

A planning consent has been obtained by the award winning James F Stephen architects and imaginative plan drawn up to convert the house into three residential apartments, or the house has potential to be converted back to a very prestigious home, or for other uses, subject to obtaining any necessary planning consents. A further planning consent has been obtained for a fabulous modern home in the grounds. Within the house itself various works have been undertaken within the last two years, in anticipation of renovations or alterations to the property. These include removal of the old central heating boilers and radiators, removal of water pipes and many of the bathroom and kitchen fittings. Craig Gowan is thus a magnificent stone built mansion, retaining much of its original style and character, yet with considerable potential.

Accommodation

Gates open onto a gravelled parking and turning area adjacent to the house. The accommodation currently comprising 5 reception rooms, 14 bedrooms. There is planning consent to convert to 3 apartments. Planning consent has also been obtained for a modern architect designed split level house in garden.
