Situation
Hough House is set in a slightly elevated location at the foot of Ben Hough, in the crofting township of Hough, commanding fine views of Tiree and the surrounding islands including Skye, Rhum, Eigg and Muck to the north, passing Ardnamurchan, Mull, The Treshnish Islands and Iona, then on to Jura and Islay to the south.

The Isle of Tiree
The property is approximately 6 miles from the ferry terminal and local amenities. As well as the primary school, the island supports a six-year secondary school, shops, garages, bank, post office, doctor, dentist, vet and other everyday requirements. The excellent Co-Operative store at the village of Scarinish also has a wide selection of groceries, fruit and vegetables and wines. There are builders and other tradesmen on the island, a business centre, a local newspaper Community Trust and many community organisations.

The island of Tiree is the most westerly of the Inner Hebrides and is approximately 13 miles long and three and a half miles wide. It is famous for its many stretches of long, white shell sand beaches and the flat grassy land (the machair) behind the sand dunes which, in the spring and summer months, form a carpet of wild flowers. The traditional low-intensity farming methods on the island and the enriching effects of wind-blown sand also sustain a wide variety of flowers, insects and birds, including the rare corncrake.

In recent years Tiree has also become well known for its excellent windsurfing and has an annual ‘Wave Classic’ event when people from far and wide visit to join in the activities and, as well as enjoying the windsurfing, to see local artwork by visiting the craft shops and galleries. There is also a very popular Tiree Music Festival.

The island is served by a daily (except Sunday) flight from Glasgow as well as local flights from Connel airport. There is also a regular car ferry service from Oban. The ferry journey from Oban to Tiree takes approximately 3 hours and forty five minutes.

Directions
Hough House is situated on the west of the island, just south of Balevullin (one of the most popular beaches) and approximately seven miles from the ferry terminal and the village of Scarinish.

Description
Hough House is a well presented two storey traditional farmhouse style building of stone construction and set under a pitched roof of profile sheeting. The main part of the house was renovated recently to a high eco-friendly standard by creating an insulated timber frame within the existing stone walls. The original lean to at the side (currently used as a shop/workshop) offers scope for various uses including an additional bedroom and sitting space. There is a large solar water cylinder, plumbed and wired ready to purchase and install solar panels. Fully double glazed with Planitherm glass and with the heating provided by way of 2 wood burning stoves, electric panel heaters and an efficient heat recovery system, the property is warm and comfortable and provides ideal accommodation either as a holiday retreat or as a permanent residence.

The accommodation is spacious and well laid out over two floors and has been fully upgraded, renovated and modernised in recent years by the current owner. Decorated in neutral and pastel shades and using organic emulsion paint and complimented by traditional wood finishes throughout the property is in very good decorative order and viewing is highly recommended.

The property is entered through the front porch into the large farmhouse style kitchen/diner which benefits from an extensive range of handmade wooden floor and wall units with matching wooden work surfaces in reclaimed pitch pine. A focal point of the kitchen is the large stone fireplace and hearth which houses a wood burning/multifuel stove. There is space for a large dining table comfortably seating six people. From the kitchen there is access to the lounge and Cloakroom as well as a winding wooden staircase to the first floor. To the left of the fireplace is a door into the shop.
The property can also be entered by a door to the left hand side of the porch. This leads to the shop which has a window to the front offering lovely views. There is a door to the kitchen and also to the workshop which has a window to the side. Currently used as a display and production areas for Andrew's Crafts: hand crafted wooden goods, calendars, postcards and other gifts, this space is an excellent area with possible development potential (subject to local authority consents) to provide further bedroom and/or sitting space.

The lounge has views to the front and benefits from a stone fireplace and hearth with wood burning stove. There is recessed shelving as well as a built in storage cupboard. The flooring is reclaimed wooden floorboards on a new insulated concrete floor, as in the kitchen.

The first floor has two good sized bedrooms, both of which are east facing and enjoy sea views. The master bedroom has an additional window to the back. Both rooms are fitted with built in wardrobes and are laid to carpet on reclaimed floorboards. Heating is provided by electric panel heaters.

The bathroom has a Velux window on the west elevation and benefits from a three piece suite in white with Respatex wall coating around the bath and an electric shower with corner shower screen. The flooring is cork tiled and there is a panel heater on the wall.

Completing the accommodation is a cloakroom and separate porch, both of which are located on the ground floor.

Externally, the property is accessed via a shared track and there is parking to the front. There is a pleasant garden to the front and side which is east and south facing respectively making it something of a sun trap and a very pleasant seating area. There is an assortment of young shrubs, plants and bushes to the side which is mainly laid to grass and an organic vegetable garden. To the front there is a large hard standing where cars can be parked.
