Clover Cottage is a charming family home set in the middle of the popular village of Litcham. Constructed of rendered brick and flint under a glazed pan tile roof, the current owner has carried out a thorough and extensive programme of renovation completed to a high standard throughout.
Believed to date back in excess of 300 years and once 3 cottages, Clover Cottage has been transformed by the current owners to a comfortable family home with well proportioned accommodation. The works have been all encompassing including re-plumbing, re-wiring, timber treatment, damp proofing and additional insulation. All windows were replaced with double glazed hardwood windows as well as new interior oak doors. A traditional kitchen/breakfast room with oak work tops and Belfast sink was installed, with the room being open plan to a dining area, with a useful door directly out to the garden. There is a lovely spacious sitting room, with double doors leading out to the south-west facing paved terrace and garden beyond. There is a further central reception room with fireplace, a study, WC and staircase hall with door out to the terrace. There are four double bedrooms, with an adjoining bathroom to the master bedroom and a further family bath/shower room. Both bathrooms are recently fitted to a high quality.
The house is neutrally decorated throughout with all rooms enjoying plenty of natural light, with the kitchen and sitting room both double aspect. Period features have been carefully retained including exposed beams that compliment the fresh modern feel.
To the north of the house is a substantial brick and flint barn/garage under a pan tile roof. The space measures 23' x 13', with a large window on the south facing wall, and could be used for a variety of uses including a studio or annexe, subject to the necessary planning consents being obtained. The building has been re-floored and has new double doors out to the gravelled parking area. A further storage room is attached to the barn which again could be used for a variety of purposes.
The house is approached from the north-east over a gravelled drive to a parking area adjoining the house and leading to the barn/garage. The boundary to the front of the house is marked by a brick wall and picket fencing, with a raised flowerbed and high flint wall to the north.
The main garden is behind the house, facing south and south-west, and is reached via an archway from the gravelled drive or directly from the sitting room, staircase hall and kitchen/breakfast room of the house. This enclosed area has been landscaped and is mainly laid to lawn stretching the full length of the house and opening out to the southern fenced boundary. A high flint wall marks the western boundary, with the outbuildings to the north. A delightful paved terrace, adjoining the house and accessed from the sitting room and staircase hall, looks out over the garden and enjoys all the afternoon and evening sun, perfect for outside dining.
Mains water, electricity and drainage. Oil fired central heating.
