Clarence Cottage is appropriately located at the end of Clarence Place, one of Cornwall's most elegant Georgian terraces, and just a short stroll from the centre of Penzance with its colourful galleries, historic pubs and award-winning restaurants.

The ancient market town of Penzance with its notable Georgian and Regency architecture, forms a gateway to the Land's End Peninsula and is set in the corner of Mount's Bay, home to the spectacular and historic St. Michael's Mount. Lying in a sheltered position, Penzance enjoys one of the most temperate climates of the British Isles. The mild weather conditions allow numerous sub-tropical plants and palm trees to thrive.

Penzance has an attractive promenade on its sea front between the inner harbour and Newlyn and provides a host of retail, leisure and commercial facilities along with a number of museums and galleries.

Communications to the far west of Cornwall have improved considerably recently with the new section of dual carriageway on the A30 at Bodmin along with regular flights to Newquay airport from several major cities in the UK. Penzance is easily reached by rail, lying at the end of the mainline from London Paddington. There also is a regular helicopter service and passenger ferry from Penzance to the Isles of Scilly.

The coastline in this part of Cornwall is nothing less than magnificent, and indeed the famous Minack Theatre is to be found a little further to the west, perched high above the granite cliffs with the western approaches as its' backdrop. Dotted along the coastline westwards there are a number of wonderful beaches below the south west coastal footpath including Sennen Cove about 8 miles away, now renowned for its surfing break. The popular resort of St. Ives, home to the Tate St. Ives and the Barbara Hepworth museum, is about 8 miles away on the north coast.

Clarence Cottage as it stands today is believed to have been built at the beginning of the 19th century together with most of the terraced houses forming Clarence Place itself. The landwas owned by the Duke of Clarence who it is understood owned much of Penzance. The Duke was with Nelson at English Harbour, Antigua, and the house is a copy of the Clarence Cottage in English Harbour with the colonialstyle facade added circa 1800. Whether the Duke of Clarence ever lived in Clarence Cottage, or indeed whether Nelson ever visited is unknown, but certainly the news of the Battle of Trafalgar landed in Penzance first

Clarence Cottage is a classic example of elegant Georgian architecture, and occupies a wonderfully secluded, quiet and private position behind walled gardens off the end of Clarence Place.

On the ground floor a reception hall with beautiful exposed floorboards has staircases up and down with wallpaper by Colefax & Fowler. The wonderful south-facing drawing room extends across the front of the house with two elegant bay windows, and an open fireplace with slate hearth. The magnificent dining room is perhaps much larger than one would expect in such a house, and perfect for formal entertaining when required, with its high aspect shuttered windows and a walk-in cupboard for tableware and crockery. Both the dining room and drawing room were decorated by David Mendel.

At the rear of the house and overlooking the secluded walled garden, the dual aspect kitchen has a four oven gas Aga, shaker style cabinets under an American hardwood worktop, and a large, fully shelved walk-in larder/store. Also on the ground floor there is a perfect study, utility room, cloakroom, and rear lobby.

At first floor level, a fabulous principal bedroom suite with bathroom and large dressing room (or bedroom 2) spans the front of the house, overlooking the lawned garden with glimpses of Mounts Bay in the distance. In addition there are three further bedrooms (one en-suite) and a spacious family bathroom with adjacent separate WC. A narrow staircase leads up to the attic level where there are two further bedrooms if required.

Lower Ground Floor Accommodation
Currently home to the housekeeper, with kitchen/dining room, sitting room, one bedroom, bathroom and study. This lower ground floor has separate access from the garden besides the stairway from the main reception hall itself.

The Gardens & Grounds
The gardens and grounds, including the large gated parking area, are completely enclosed from Clarence Place. From the parking area, gates lead into the front garden with its sunny southerly aspect, which is laid mainly to a level lawn with a wide sun terrace beneath the wisteria-clad faƧade, an attractive fountain, and discreet lighting throughout. The west boundary is mature with magnolia trees, specialist azaleas and woodland flowers. Across from the house, there is a delightful garden room, ideal for summer entertaining, with french windows onto a patioterrace. Behind this room is a useful implement store/workshop. The rear garden is wonderfully secluded and private, coloured by roses, cherries, camellias, and hydrangeas. At the top of this garden is a south-facing sun terrace with arbor, and a cobble floored orchid house on the west boundary. This rear garden has a pedestrian gate to the back lane, and also separate access to the housekeeper's flat.

On approaching Penzance, follow signs to Lands End/A30.
After several roundabouts, turn left at the roundabout signposted for West Cornwall Hospital. After about half a mile, and at a sharp right bend, turn right into a narrow entrance into Clarence Terrace. Continue ahead into Clarence Place and Clarence Cottage is found at the end of the terrace.
