Description

A QUINTESSENTIAL DETACHED PERIOD FARMHOUSE enjoying a lovely setting in a plot approaching a THIRD OF AN ACRE, amidst mature enclosed gardens, together with outbuildings and garaging offering POTENTIAL FOR CONVERSION (subject to consent), in this picturesque sought after village.

WHAT YOU SHOULD KNOW:
The property is south facing with most of the principal rooms looking over the front and side gardens. To one side of the cottage is Stoke Street, a village lane, and to the rear is a smaller garden area which is north facing, and predominantly laid to vegetable plot. Immediately beyond this is a stone wall which borders the main A371 Wells to Cheddar road. Although road noise is audible in parts of the garden, due to the thickness of the old stone walls of the farmhouse the road noise is barely noticeable inside and upstairs only one window directly faces the road.

Directions
From Cheddar take the A371 towards Wells. Pass through the village of Draycott and continue along the A371 until you enter the village of Rodney Stoke. Take the first turning on the right, into Stoke Street, after The Rodney Stoke Inn, and Holly Farm will be found on the right hand side.

Location
Rodney Stoke is a rural village situated on the edge of the Mendip Hills and about five miles from the cathedral city of Wells and three miles from the large village of Cheddar. There is a bus service to Wells and Weston-super-Mare. There are an extensive range of amenities available at Wells or nearby Cheddar. Schools include Draycott village primary school (approximately 1 mile away) and Fairlands Middle and Kings of Wessex Senior School both in Cheddar. Private schooling in the area includes Sidcot School, Wells Cathedral School and Millfield.

This room has a front aspect window with window seat and stairs rising to the first floor landing with useful under stairs cupboard to the rear. From here there is an opening which leads to the kitchen and a door that opens to the

DINING/FAMILY ROOM/STUDY
22' 7" x 15' 5" (6.88m x 4.70m)
This was formerly the cider barn which was converted many years ago to form additional living accommodation and which now offers a spacious multi purpose room, as it could be used as a dining room, family room, study or is large enough to be used as all three! There is a rear aspect window and the front is flooded with light as there are three windows plus a glazed stable door which is approached via four stone steps up. Please note that this room is partially below ground level but we understand that the lower level walls have been tanked. The ceiling height is low to the dining area and there are supporting beams and a central stone pillar, which add character to the room.

LANDING
A spacious landing with doors to all rooms and latched door to Airing Cupboard. The landing also has three windows on different aspects, allowing light to flood in.

BEDROOM
14' 2" x 13' 2" (4.32m x 4.01m)
A front aspect room with low level window, feature ceiling beams. partially sloping ceilings and a curved chimney breast to one wall.

BEDROOM
16' 4" x 12' 11" (4.98m x 3.94m)
Approached via a single step down from the landing. This bedroom has two side aspect windows, two fitted built in wardrobes to either side of the chimney breast and a recess with fitted book shelves.

BEDROOM
8' 8" x 8' 6" (2.64m x 2.59m)
This bedroom is a smaller single room with a front aspect window and an exposed ceiling beam.

BATHROOM
7' 10" x 6' 10" (2.39m x 2.08m)
Fitted with a three piece coloured suite with opaque glazed window to the side.

SEPARATE WC
With opaque window to the side.

BEDROOM
12' 9" x 12' 8" (3.89m x 3.86m)
From the main landing four steps lead down this very good size double bedroom which occupies the space above the former cider barn. There is a ceiling beam, wall light and a window to the front. The loft space above this bedroom can be accessed via a door in the loft where a pull down ladder gives access to a useful hobbies room or play space as required. The floor dimensions are the same as the bedroom below. PLEASE NOTE that there is a sealed bat roost in the apex of the loft room above this bedroom which is legally protected.

OUTSIDE
The property is beautifully positioned within a plot which predominately faces south. A metal five bar gate opens onto a long sweeping driveway which curves around the front of the property and which provides plenty of parking, leading to the garage. The garden to the front is essentially laid to level lawn with a paved pathway. A side medium height stone wall with pedestrian gate offers privacy. To the side there are further expanses of level lawn and the whole garden is enclosed by a combination of medium and high level stone walls. To the side of the garage there is a mature Beech tree and there is a mature Poplar tree and fruit trees. The rear garden has been cultivated extensively over recent years and is laid to productive vegetable plots with further areas of pathways.

STONE BARN
12' x 12' (3.66m x 3.66m) approx
Appearing in good order, and with a pitched tiled roof, this barn has been renovated and both the original flagstone floors and the chimney to one end, plus a second fireplace with copper work to the top, are original. We believe that many, many years ago the local villagers used this barn to bathe their children in front of the fire, as there was a well just outside (now capped).

ATTACHED BARN
21' 7" x 13' 1" (6.58m x 3.99m) max, 10' 3" minimum frontage.
Attached to the side of the cottage there is an open fronted barn which provides easy storage for a vehicle plus additional space to the rear. Again, this is in well maintained order. It has a double height roof and a step ladder can be used to access the mezzanine level which has a window aperture with shutters, making an ideal children's play space. The whole of this level would be ideal for conversion (subject to consent) either into additional living accommodation or a separate annexe/holiday accommodation as required. There is an outside WC to the side of the barn.

GARAGE
19' 4" x 15' 0" (5.89m x 4.57m) max, narrowing to 11' 4".
With double timber doors, again this is in good order with block walls and a sloping corrugated roof. There is also a side window.

AGENTS NOTE:
We are informed that many years ago planning permission had been obtained for the construction of a detached dwelling on the side portion of the land, which may be a future possibility, but which would be subject to the necessary consent.

CJ Hole, Cheddar

Founded in Clifton by Charles Joseph Hole in 1867, CJ Hole's main business was rent collection - which in the Victorian era was much more common than buying. As the years rolled by and the company was passed down to his sons, so the focus of the business changed towards the selling of property as well.

Today, having sold property in three different centuries and as one of the oldest estate agents throughout Bristol, Somerset and Gloucestershire, CJ Hole is regarded as one of the most hi
