Full description:

Tenure: Freehold

History of Ewanfield:
Ewanfield was originally the site of two grand houses set in extensive grounds prior to being developed as part of the campus of Morrison’s Academy. The two houses were developed as boarding houses and offices for the school and
therefore require total refurbishment to be brought back into private use. The former gardens of the two houses have been partially developed with modern building which will be
demolished to make way for the four house plots.

Planning:
Informal discussions with the local planning authority indicate support for the return of the two stone houses to residential use. A planning application (ref: 10/01555/FUL) has been granted by Perth & Kinross Council for the demolition of the redundant modern school buildings and the erection of four detached
houses and garages. The permission is subject to a section 75 agreement which the sellers are in the process of completing. This application can be viewed on the Perth and Kinross website. If the property is sold in individual lots then the sellers will be responsible for the demolition of the existing buildings. If the site is sold as a whole, the sellers are prepared to consider offers that include the existing buildings.

Lot 1: Dalmhor House
Dalmhor House lies at the north of the site and is set in 0.82 acres of gardens and grounds. The house, which was last used as a boarding house for Morrison’s Academy, is a classic
stone and slate building onto which later additions have been added to cater for the school requirements. As a result, the accommodation extends to over 8,000 square feet.

Dalmhor has large public rooms and bedrooms, and the layout can be seen on the attached floor plans. There is a wealth of period features in the house including intricate cornicing,
stained glass windows, bay windows, fireplaces and carved woodwork.

The house could be developed into a stunning private residence, divided into more than one residence or developed for a commercial use such as a guest house.

Lot 4: Ferntower South (Plot 2)
A building plot extending to about 0.32 acres on which planning has been granted to build a 3,541 square feet (329 square metres) house. The plans are for a stone, timber and roughcast house beneath a slate roof with accommodation comprising: Ground Floor vestibule, hall, lounge, dining room, kitchen with sitting area, utility room, study, bedroom and bathroom. First Floor landing, master bedroom with dressing room and en suite bathroom, bedroom with en suite bathroom, 2 further bedrooms and a shower room.

The Ewanfield Campus site lies to the north of Crieff town centre surrounded by traditional stone villas and the Crieff Hydro Hotel to the north. The site benefits from having direct
road frontage to Ewanfield, Anthony Place and Ferntower Road.

Crieff lies in the heart of Perthshire and has excellent facilities including two supermarkets, a wide range of independent shops, a cottage hospital, two primary schools, a secondary
school, two independent schools (Morrison’s Academy and Ardvreck), a health centre, banks and the usual professional service firms.

The recreational facilities within the town include a new leisure centre with a swimming pool and gym, Crieff Golf Club and tennis courts. The Crieff Hydro Hotel offers members access to its swimming pools, equestrian centre, golf course, tennis courts and additional leisure facilities.

Perth lies about 17 miles to the east and offers a more extensive range of facilities including a cinema, theatre and concert hall. There are mainline railway stations at Perth and Gleneagles along with access to the M90 motorway.
