Appletree Cottage is a delightful extended cottage and family home, located in the rural hamlet of Samuelston, just 3 miles away from Haddington. Samuelston was once a thriving mill community, and is believed to have been the home of John Knox from 1540 to 1543, when he lived under the roof of James Ker of Samuelston. Nearby Haddington is one of the principal towns of the attractive coastal county of East Lothian. Famous for golf, East Lothian has a wealth of courses including Muirfield, which will host The Open in 2013, Gullane 1, 2 and 3, Luffness, Craigielaw, Longniddry, Archerfield and the West Links at North Berwick. There is also ample scope for other outdoor pursuits and activities in the area including horse riding, walking and sailing.
Haddington is a vibrant market town, and has a wide range of local services to offer, including local shops, supermarkets, leisure facilities, and a primary and a secondary school. The Compass in Haddington and Belhaven Prep School in Dunbar (15½ miles) also have excellent reputations, and Loretto Junior and Senior Schools are also convenient, at Musselburgh (11 miles). Edinburgh has a wider range of private schools, and is extremely accessible, either by car via the A1, or by train from the commuter station at Longniddry (5 miles). Edinburgh airport is approximately 26 miles away and provides an increasing number of both domestic and international flights.
Appletree Cottage benefits from wonderful south facing views over the neighbouring farmland and out towards the Lammermuir Hills. The original cottage is thought to have been the old gamekeeper's cottage and could date back to as far as the 17th century. The accommodation is very well balanced, making the house ideal for family living.
A set of stone steps lead to the front door of the house. From here, the porch has a set of double doors which provide access to the main hallway / garden room, which is also currently used as a study. The garden room has fantastic south facing views over the garden, and out to the Lammermuir Hills. This sunny room has ample space for a dining table, and has a sliding door out into the garden. From here, there is access to a bedroom with a built in wardrobe, a downstairs WC, the kitchen, and the sitting room. The kitchen / dining room has a range of floor and wall units with an integrated sink, a fridge freezer and cooler, a dishwasher, a grill / oven, a Neff four ring hob and extractor hood. The utility room is located off the kitchen and has a washing machine, dryer, and sink integrated into a range of units, as well as an access outside to the west of the house. The sitting room benefits from views to the south, and has an open fireplace as well as a door to the front garden.
A staircase from the sitting room leads to the master bedroom suite with a walk in wardrobe, a bathroom with separate shower, and views on three aspects. The rest of the first floor accommodation is approached by a separate staircase from the main hallway / garden room, leading to a further two bedrooms, one with fantastic views to the south. Both have built in wardrobes, and are served a bathroom with a separate shower and a linen cupboard.
Appletree Cottage is approached via a parking area to the front of the house. The charming south facing garden has walled boundaries to the south and east. The garden is home to a number of fruit trees including apples and a plum tree. Flower borders are set at the foot of the wall, and a garden shed is located at the bottom of the garden. A patio area is situated to the top of the garden, outside the garden room.
Mains electricity and water. Drainage is to a shared septic tank and its maintenance costs are shared equally with the three neighbouring properties.
