Comprehensive shopping: Tunbridge Wells offers a wide variety of shops from the boutiques on the High Street and historic Pantiles to the fashion stores in the Royal Victoria shopping centre and surrounding pedestrian precinct. There are also a number of restaurants, bars and cafes, the Assembly Hall and Trinity Arts theatre close by.

Schools: There are many highly regarded schools in the area including Claremont primary, Rose Hill and Holmewood House preparatory schools and the Girls and Boys Grammar Schools in St Johns and Tonbridge.

Mainline rail services: Tunbridge Wells mainline station is located on the other side of Calverley Park - accessible via the Park footpaths. The station has frequent services to London Cannon Street and Charing Cross (via London Bridge and Waterloo East) with journey times from about 52 minutes.

Communications: The A21, accessed just north of Tunbridge Wells, links to the M25 London orbital motorway and thereby the national motorway network, Gatwick and Heathrow Airports.

Description

Calverley Park was the first of the residential parks to be constructed in Tunbridge Wells in the early 19th century and it played a significant part in the development of the concept 'rus in urbe' - bringing the beauty and values of the countryside into the town. The Park has always been considered one of the most prestigious addresses in Tunbridge Wells with a number of sizable villas arranged in an arc overlooking private 'pleasure grounds', giving the illusion of sole enjoyment of acres of parkland in the centre of town, within walking distance of the shops and station. Decimus Burton was the architect behind Calverley Park, having previously been involved in Regents Park in London, and the Park has remained true to his initial vision, thanks to conservation controls.

The majority of the 'pleasure grounds' were purchased by the Council in 1920 and now boast formal gardens, tennis courts, croquet and bowling greens, a basketball court and cafe. The road and park grounds immediately in front of the villas are still privately owned and controlled by a trust held by the Park residents.

No. 5 Calverley Park forms the western half of a Grade II* listed Regency double villa; one of just two originals like this in the Park. Constructed from locally quarried sandstone the house boasts Georgian proportions, high ceilings, a hooded veranda, restored awning and continental style shuttered windows. Internally No. 5 has been beautifully refurbished by the current owners and in 2004/05 the house was extended to provide a wonderful conservatory / breakfast room and ground floor guest bedroom with shower room.

There are attractive gated, fully enclosed and beautifully planted gardens to the front and rear of the house in addition to a walled courtyard area adjacent to the conservatory. The front garden features a raised pond and the rear garden has a summerhouse and a small pond in one corner. Both gardens have paved terraces, lawns and mature shrub / flower beds around the perimeter providing a high degree of privacy from the neighbours.

The private driveway will accommodate several cars in addition to the detached garage, which has an electric roll-up door, power and lighting connected.

Accommodation

Points of note include:

Parquet wood flooring in the entrance hall and drawing room, limestone floor tiles in the kitchen / breakfast areas and carpeting throughout the majority of the remaining house.

Bespoke, handcrafted kitchen by local designer David Haugh incorporating green pearl granite worktops and stainless steel appliances: Neff electric oven, warming drawer and combination microwave oven; Miele 5-ring gas hob with Neff extractor hood over; integrated fridge freezer and dishwasher.

Beautiful double glazed conservatory leading off the kitchen with French doors to the rear garden and a further glazed door to the side courtyard. This room and the adjoining guest bedroom have underfloor heating.

Attractive fireplaces in the two principal reception rooms, first floor bedrooms and master en suite shower room. The dining room features a coal effect gas fire and the drawing room fireplace is open, although there is a gas point that could be connected.

Tall windows and French doors provide ample natural light including those in the two front reception rooms which lead out to the front garden.

Master bedroom with adjoining dressing room and shower room, enjoying an aspect to the front over the private Park grounds. All of the first floor bedrooms have built-in wardrobes.

Quality white bathroom suites including Heritage sanitary ware.

2 chamber cellar including a wine store.

Directions

From our office in the High Street, proceed up the hill, turning right at the end to join Vale Road. At the roundabout take the first exit onto Mount Pleasant Road, passing the station on your left. At the crossroads at the top of the hill turn right onto Crescent Road. Having passed the Hotel du Vin on your right turn right under the arch to Calverley Park. Bear right through the pillared entrance to the private Park and No. 5 will be found after a short distance on the left-hand side.
