Tenure: Freehold

A Grade II listed 1920s stone under clay tile seven bedroom detached house with ancillary accommodation, in walled grounds of 0.8 acres. The Gate House design is based on a 17th century style courtyard and incorporates numerous features including the central archway with oriel window, timber and stone mullioned windows with leaded lights, 17th century oak panelling and the barrel vaulted ceiling of the principal bedroom. Within the grounds are two independent flats, a lodge cottage and seven garages.

History
The Gate House was designed by an eminent architect Biddolph Pritchard and it is thought that it was commissioned by the Loder family from Whittlebury Lodge. It is understood that the property was constructed in two or three stages between 1920 and 1925 and was listed in 1969 based on its architectural and historical interest.

Main House

Ground Floor
The main entrance is via the gated courtyard and leads into the reception hall where there is a built in cupboard and display recess. Steps lead down to the drawing room and an archway leads through to the snug, dining room, kitchen and breakfast room.

Principal Reception Rooms
The drawing room is fully panelled with two window seats set into the bay windows. There is a central open fireplace on the main wall with a stone surround and hearth, and inset wood burning stove. Additional windows look on to the rear garden and into the gated courtyard whilst the partially glazed door opens on to the formal gardens. The book case in the end panelled wall is actually a secret door which opens into a further hall with a separate staircase to the first floor. A door opens off this hallway to the study which has a further open fireplace with wood surround. A door leads out from the study to the side of the property to the parking area and garaging.

Other Reception Rooms
The snug is another panelled room with a mullioned window overlooking the rear garden, and an open fireplace with wood surround and stone hearth on the main wall. This is fitted with a wood burning stove. The dining room has a wide mullioned window overlooking the rear garden, an open fireplace with wood surround, and serving hatch through to the kitchen area.

Kitchen & Utility Room
The kitchen has an oil fired Aga set into a recess and a range of base and wall units. There are two mullioned windows overlooking the garden. Steps lead down to the breakfast room which in turn has doors to the boot room and the utility room. The side entrance has a door out to the rear garden, whilst the utility room has a door into the gated archway.

First Floor
Five double bedrooms and two bathrooms lead off the landing.

Bedrooms and Bathrooms
The principle bedroom has a barrel vaulted ceiling and windows overlooking the garden. The en suite comprises a four piece suite with twin wash basins, WC and bath with shower attachment over. A connecting door leads through to a further landing on the back staircase where there is an additional bedroom/study. The other four rooms are all double bedrooms and are served by two bathrooms, one with a bath and one with a bath and separate shower. There is a door from bedroom two, currently closed off, which accesses the stairwell which serves the first floor flat.

Second Floor
There is a further single bedroom with access to the boarded loft.

Flats
The two independent flats, with separate access, could either be let to provide a useful income, used as offices (subject to the necessary planning consents), or incorporated back into the main house. The accommodation is therefore flexible and adaptable according to the needs of the occupier.

Ground Floor Flat
The accommodation comprises a kitchen/breakfast room with an archway leading into the sitting room. There are two double bedrooms served by a three piece bathroom with a bath. The flat has night storage heaters.

First Floor Flat
The accommodation comprises an open plan kitchen, sitting and dining room with a door leading through to a corridor with two double bedrooms and a three piece bathroom. The first floor flat also has night storage heaters.

East Lodge
East Lodge forms part of one of the garage buildings and has a ground floor open plan living, dining and kitchen with stairs to a first floor bedroom with an en suite bathroom.

Outbuildings
In total, there are seven garages with five of these open fronted. There are also four store rooms and consent to cover in the gap between the stand alone store and main garage block.

Outside
The property can be accessed from both the electric wrought iron gates on Broad Street or from the gated archway which gives the property its name from Bell Lane. This gated archway leads into a central formal courtyard with paved area and central lily pond.

Gardens
The separate electric gated entrance from Broad Street leads to the outbuildings and parking area and kitchen garden, where there is a greenhouse and raised beds. A wooden gate leads through from the parking area to the formal landscaped gardens, enclosed by the stone wall and providing lawned gardens, herbaceous borders, sun terraces and lily ponds.
