Mooranbank is a rare and secluded property within a well known and prestigious residential area of Brechin. The property is within easy walking distance of Maisondieu Primary School and the High School (and swimming pool), as well as the town centre.
The A90 dual carriageway is nearby and Brechin lies within commuting distance of both Aberdeen and Dundee, which offer all the facilities expected of major cities. Montrose and Laurencekirk have east coast mainline railway stations with regular services to Aberdeen and the south, including a sleeper. Aberdeen Airport provides a range of domestic and European flights. There are services from Dundee airport to London City, Birmingham and Belfast.
The cathedral city of Brechin is well placed to take advantage of the many sporting pursuits the county of Angus has to offer. There is a golf course and squash club at Brechin, with further courses at Edzell and Forfar and the championship course at Carnoustie. Fishing is available on the nearby North and South Esks. The Angus Glens, which form the foothills of the Grampian mountains, offer some of the best hill walking in Eastern Scotland, together with ski-ing at Glenshee in the winter.
Mooranbank is a well designed ground floor conversion of a substantial and imposing townhouse situated in a desirable area of Brechin. The house was built in the early 20th century for a jute merchant and was divided into two properties some 17 or so years ago. The house is stone built with a slate roof. It has been sympathetically divided and Mooranbank retains many of its original features including cornicings, panelling and high level skirtings. Mooranbank incorporates the principal reception rooms of the original house, which give it a feeling of spaciousness and elegance.
Double wooden gates lead from Pearse Street up a private and exclusive driveway to a gravelled parking and turning area in front of the property.
Very briefly the accommodation comprises entrance vestibule, hallway, vestibule, inner hallway/dining room, drawing room, sitting room/bedroom, two further bedrooms, bathroom, cloakroom.
The secluded garden to the front of the house is most attractive and is enclosed by a variety of mature trees, including a fine copper beech, which provide shelter and privacy. The garden is mainly to lawn with flower and shrub borders. There is a paved terrace.
To the side of the house are a wooden garden shed (4.2 m x 2.1 m) and a wooden garage (5.90 m x 3.00 m) with a concrete floor and shelving. There is also a covered log store and oil tank.
To the rear of the property is a boiler room housing an oil fired Camray boiler.
