Situation

Abbey House lies in the verdant and lush countryside of the Churnet valley just to the north west of the Staffordshire market town of Leek. On the edge of the Peak National Park this wonderful property lies adjacent to a small farm, on the site of a former Abbey, Dieulacresse, a victim of the dissolution of the monasteries under Henry VIII in 1538. The area is believed to be on a Ley line and was the start of Hollow Way, used by the monks to carry wool by packhorse to market in Macclesfield and beyond. Approached by a long lime tree lined driveway the house enjoys a south westerly facing garden offering tremendous privacy and overlooks fields and a rocky outcrop under a small copse in a parkland setting. The 18th century Abbey Inn lies only a hundred or so yards from the end of the driveway and is a pretty stone inn and a free house offering a warm welcome. The market town of Leek serves a wide rural community including the local village of Rudyard, similarly picturesque with a large lake set in a wooded valley with a sailing club and is a well regarded local beauty spot. London is easily accessible from the railway stations at Stoke and Macclesfield, 1hr 30mins and 1hr 46mins respectively. The Leek area has good state schools and as an alternative there are private schools in Macclesfield which include Beech Hall and Kings School.

Description

Abbey House is believed to date from before the inscription of 1612 on the front gable and is a half timbered property with the lower sections constructed from mellow local stone. The house was, until recently, split into two separate self contained properties and is now connected at first floor level although the original ground floor openings could be reinstated as we understand the stone staircases remain. Extending to over 5500 sq ft there is plenty of flexibility within the house which currently has up to 7 bedrooms, 5 reception rooms and 2 kitchens. A range of lower ground floor rooms lie to the north west wing and offer scope for integration into the main accommodation. The
gardens are mainly to the front, with a south westerly aspect and have level lawns ideal for a croquet lawn, with woodland to the left hand boundary and a lawn to the rear. There is much
evidence of fine stonework, perhaps from the original abbey, especially above the side entrance gate. The parking area for the property lies at the end of the main driveway, over which there is
a right of way, and there is a turning space beyond. The house has a fine stone fireplace, exposed timbers and is imbued with character yet still has plenty of scope for the next owners to adapt to their own needs and style.

Accommodation

The main entrance porch is approached from the front of the house via the beautiful arched stone gateway and leads through to an entrance vestibule with a door off to the left to the main reception
room and a corridor leads to the rear of the house. The main reception room has a stunning stone fireplace surround and blocked off staircases down to the lower ground floor and up to the second main reception room. A cloakroom and a utility room lie off the rear hall and there is a sitting room with a modern local stone fireplace and a second inner hall leads through to the first kitchen and an adjoining dining room. A second staircase leads up to the long landing serving 4 large double bedrooms in this section of the house and a bathroom. The largest bedroom has a charming annex above the entrance porch which lends itself to use as a dressing room. The left hand section is
arranged over 3 storeys and includes another hall with an entrance door to the rear, a half landing with a bathroom, the larger of the two kitchens and a splendid second reception room with a bay window and a wood burning stove. A door off the kitchen leads through to a utility room. An inner vestibule area with a splendid stained glass window has a concealed staircase which used to lead through to the other reception room. On the second floor there are 3 double bedrooms. The lower ground floor currently has external access only and includes 4 rooms which would require works to re?integrate into the main accommodation.

Directions

From Macclesfield take the Leek Road and pass through Rushton Spencer, not forgetting the 2 speed cameras. Continue towards Leek and after the road signposted off to the right to Rudyard
take the next left off the main road onto Highup Road. At the end of this road turn right onto Abbey Green Road, continue for about 1 mile and take the driveway on the left with the fine iron gates just
after the Abbey Inn. The property lies on the left and parking is alongside the house.
