Mill of Ross is a wonderful C listed house on the banks of the River Earn in the charming hamlet of The Ross. The property offers fantastic living space for modern day family life and benefits from wonderful views over the garden and down to the river.
The property is accessed via a privately owned driveway, over which the owners of the Mill of Ross have a servitude right of way. The parking area at the north end of the house has a path which leads into the front courtyard, which is an ideal place for entertaining guests outdoors. The front door is situated to the west of the house and provides access to the entrance hall with wood burning stove and a solid wood staircase to the first floor. Two double bedrooms lie off the entrance hall; both have built in wardrobes, and one has a shower and views over the river. There is also an under-stair linen cupboard and a bathroom with twin basins. Adjacent to the entrance hall is the sitting room with Tortoise open fire, wooden floor, built in bookshelves, double doors to the rear garden, and a further door to the front courtyard. This and the adjacent dining room both benefit from wonderful views over the garden and river. From the dining room there is a door to the kitchen and another staircase to the first floor. The kitchen features a range of floor and wall units, a double sink, an oil-fired Rayburn, fridge freezer, gas cooker and ample room for a dining table. The utility room has a door to the front courtyard and is plumbed for a washing machine and offers substantial storage space.
The first floor accommodation consists of four bedrooms. Further to this there is a generously sized studio / office with coombed ceiling and airing cupboard containing one of the two hot water tanks. The upper landing also provides access to the family bathroom with WC and wash hand basin and a second large airing cupboard which houses the second water tank.
Mill of Ross is surrounded by wonderful mature grounds and the principal garden to the rear of the house has a wonderful outlook over the River Earn and the surrounding mature woodland. To the south of the property is a vegetable garden with greenhouse, and there is a path that passes alongside this connecting the garden to the front courtyard. A timber garden shed is also situated in the principal garden. To the north of the house there is a further pathway and a seating area adjacent to the original watermill. To the south-east of the garden, a section of the mill lade that leads to the River Earn is included in the sale, and the northern boundary is the mid point of a further mill lade.
From Perth take the A85 west through Crieff and into the village of Comrie.
