Muthill is a picturesque conservation village and provides a good primary school, village shop with post office, hairdressing salon, 9-hole golf course, bowling green club and a local pony club. Drummond Castle, with its famous formal parterre, is close by and is a delight to visit in the summer. Crieff and Auchterarder are both within easy reach and offer excellent day to day facilities. Perth and Stirling are both within half an hour's drive and offer a wider range of facilities. Edinburgh and Glasgow, with their international airports, are generally reached within about an hour's drive. There is a ralway station at Gleneagles, offering commuter services and a sleeper service to London.

Gleneagles, host of the 2014 Ryder Cup, is only 6½ ,miles away. The hotel has exceptional facilities including three outstanding golf courses, a country club and an equestrian centre.

Salmon and trout fishing, pheasant shooting and stalking may be taken locally, with the ski slopes of Glenshee and Glencoe being within comfortable driving distance.

There is a comprehensive range of schools within easy reach, including the private schools of Ardvreck and Morrison's Academy, both in Crieff, Glenalmond, Strathallan, Kilgraston and Craigclowan.

Behind the dining room is the west facing kitchen / family room with glazed doors onto the terrace. There is a sitting room off the back hall and a utility room. There are six bedrooms and three bathrooms on the first floor. The master bedroom and guest bedroom each have an en suite bathroom.

GARDENS AND GROUNDS

Balquharrie House is set in 17.8 acres of gardens and parkland grazing.

A driveway from the public road lined by mature trees and beech hedges leads up to a gravel sweep at the front door with a large central lawn. Shrubs and rhododendrons surround the property, giving it great seclusion and amenity. To the side is a formal garden with a central sundial and raised rose beds with a high stone wall behind.

The gardens continue behind the house where there is a further area of lawn shielded by a brick wall to the side. On the outer side of the wall is a hen house and enclosed run.

The four fields surround the house. They are let to a local farmer on an annual tenancy agreement which terminates at the end of February. In the two fields to the west there are 22 tree cages with a variety of field trees including birch, copper beech, dawn redwood, Bhutan pine, tulip, red oak, paper bark maple, deodar, coastal redwood, turkey oak, katsura and Atlantic cedar.

To the west of the house outside the kitchen is a paved terrace with a surrounding wall. There is a rock garden with a former well to the side. A path leads through from this area to an all weather tennis court which is surrounded by a beech hedge. The surface is by Charles Lawrence Surfaces.
