Castleton Estate, Lochgilphead, Argyll

Full description:

Tenure: Freehold

Castleton is a stunning west coast Estate in a secluded private location on the Argyll coastline. The Estate extends to about 109.52 acres and includes about 0.78 miles of loch frontage on a secluded bay known as Glac Mhor. The bay fronts Loch Fyne and is created by two islands (Eilean Mor and Heather Island), which are included in the Estate. There is a sheltered boat house on the western shore of the bay.

The Estate owns the promontory into Loch Fyne which, combined with the islands, gives privacy and seclusion to the bay, attracting a great deal of wildlife.

Castleton House is at the centre of the Estate and is a beautiful mansion house, which the current owners have extended and refurbished over the last 18 years. In addition, the 18th century Carriage House has been completely refurbished. Shore Cottage and Pier Cottage have been created out of ruined properties on
stunning waterside locations. The Garden Cottage provides additional accommodation and is currently let to holidaymakers.

Lot 7 – Eilean Mor Island
About 23.44 acres (9.48 hectares)
Eilean Mor Island lies between Glac Mhor Bay and Loch Fyne and extends to about 23.44 acres. The island is covered in bracken, rough grasses and mixed woodland including birch, fir,
larch and pine. There is full planning permission (07/02323/DET) to build a cottage at the southern end of the island on a site with
magnificent views towards the Isle of Arran and the Kintyre peninsula. The planning permission is for a single storey stone and slate property with a sitting room, kitchen, bedroom and
bathroom. There is a current licence from The Crown Estate for the reinstatement of the pier and pontoon on the island. There are a number of other ruins on the island showing that it
once supported a viable croft.

Mooring
A mooring buoy is located in the bay, under annual licence from The Crown Estate.

Castleton occupies a stunning position on the north shore of Loch Fyne and is reached by two half mile long private drives leading off the A83. Argyll is renowned as one of Scotland’s most attractive counties, with the extensive coastline being a particular attraction to sailors and holiday makers.

Lochgilphead has a wide range of shopping, leisure, medical and recreational facilities, while Glasgow provides the wide range of services expected from Scotland’s largest city. Glasgow Airport (77 miles) has daily flights to a number of UK and international destinations.

The surrounding area offers a wealth of outdoor pursuits, whether it be walking, in some of Scotland’s finest scenery, golfing on local courses, sailing on the west coast or observing the stunning wildlife. In addition to the sporting pursuits on Castleton, deer stalking, fishing and low ground shooting can all be rented locally.

Gardens
To the front of the cottage, lawns enclosed by a stone wall lead down to the loch. To the side of the cottage there is a parking area and further terraced lawns leading to a wooded area.

To the north is a log shed and a site for a store.
