CHARLTON HOUSE, WHITLEY LANE, ASHCOTT, SOMERSET, TA7 9QW
Street 3 miles, Glastonbury 5 miles, Wells 11 miles, Yeovil 11 miles, Taunton 22 miles, Castle Cary 15 miles and Bristol 30 miles (all approx.).

About the Area
Ashcott is a pleasant village to the west of the towns of Street and Glastonbury and is a popular residential area with a church, village hall, busy village shop and post office, farm shop and a couple of pubs. It has an active friendly community of just over a thousand people. The surrounding towns are all within easy reach providing a wide range of facilities and amenities and there's easy access to the A303 and also the M5. Castle Cary to the east has a fast direct line to Paddington. The village has a well regarded primary school and there are excellent state and independent schools in the area including St. Crispins, Strode College, Millfield and wells Cathedral School. The surrounding Somerset countryside is quite outstanding and very accessible with many footpaths and nature reserves close to hand.

Accommodation
Whitley Lane is a short walk from the church and Charlton House has an excellent tranquil and private position with absolutely beautiful views southwards. Charlton House dates from about 1790, with various later additions and alterations and has all the charm and character of such period properties. It is not listed. The accommodation is deceptively spacious and has very good living areas with the the advantages of a good size drawing room, a farmhouse style kitchen & breakfast room and a principal bedroom with en suite facilities. Also the drawing room, kitchen, sitting room and 3 of the bedrooms are all south facing with the views which really are quite exceptional. The north side of the house faces the lane and there is a pedestrian iron gate in the protecting front stone wall and also a farm gate giving vehicle access. The pedestrian gate opens to a short path to the front porch with a door into the dining hall.

*
This is a charming room with a flagstone floor, wall lights, a stone inglenook fireplace with an open hearth and side bread ovens, window seat and the staircase. It opens to the inner hall which has a built in store cupboard and a shower room with a tiled floor, hand basin, wc and shower. From the inner hall double doors open into the drawing room which is very light and airy with two sash windows (with original shutters) flanking a french door into the garden. The room is well proportioned with two window seats, an alcove cupboard, a shelved alcove and a fine stone fireplace with an inset wood burning stove. A double set of doors open into the sitting room which is a double aspect room with plantation shutters, a pitched sloping ceiling and an alcove cupboard with shelves above.

**
The kitchen and breakfast room is a large double aspect room with a tiled floor, fitted units with worktops, wall cupboards, plate racks, a Belfast sink, tiled splashbacks, an oil fired Aga cooker range, integral electric hob and a cold pantry with shelving. The utility/laundry room has plumbing facilities and the oil fired central heating boiler. Also off the kitchen is a porch with a door to the garden and a timber pergola above a flagstone terrace.

First Floor
On the first floor the landing has an airing cupboard. The master bedroom is on the south west side and has a double aspect, again with wonderful views, 2 built in wardrobes and en suite bathroom with a hand basin (set in a pine cupboard unit), wc, and a freestanding bath with ball and claw feet. Bedrooms 2 has a fireplace and a window seat. Bedroom 3 has a window seat whilst bedroom 4 has a single built in bunk bed and wardrobe. The family bathroom has a hand basin, wc, bath and shower cubicle.

Outside
The front pathway leads to the house through a pretty garden with rose and flowerbeds with a horse chestnut tree and a lawn running on the western side. The path continues to the east side of the house (with access to a garden store within the house) and to double gates which give vehicle access into the property and to a parking and turning area where there is a large open fronted barn used for garaging storage. (The barn would benefit from some improvement works). On the south side is a large country garden with lawns, a vegetable area, greenhouse, ornamental pond, flower and shrub beds and all well protected by mature trees. A surprising feature is that although the house and garden enjoy a sunny sheltered position they also enjoy the wonderful views.

Directions
Approach the village of Ashcott and with The Retreat pub on the left hand side take the turning right into Middle Street. Continue on this lane to a T-junction, turn right and pass the church. Continue on this lane and at the junction turn right into Whitley Lane. Continue for a few hundred yards and Charlton House is the first property on the right hand side.
