Charming converted mill with three holiday cottages in the heart of the beautiful Roseland Peninsula

The Fal valley and rolling countryside of the Tregothnan Estate to the north, this is a wonderfully situated rural hamlet beside Ardevora Creek, itself a tributary of the River Fal. The nearby village of Philleigh is centred around a church and the delightful sixteenth century Roseland Inn that successfully tempts the weary traveller with its reputation for good food and fine ales.

There has been a church in Philleigh since the seventh century, today there is a thirteenth century tower with the rest of the building being a Victorian restoration of later additions. The village's old name was in fact Eglos Ros, meaning Heath Church before the church, and subsequently the village, adopted the name of the Parish saint St Filius.

The road through Philleigh used to be the old coach road running between London and Penzance which can be traced and seen on maps as early as 1685. This road then led to the River Fal crossings at the Tolverne Ferry and King Harry Ferry where ferry services have been provided since medieval times.

The villages of Portscatho, Gerrans and Tregony offer a good range of local amenities, while the beautiful sandy beach at Pendower is just a few miles drive away. Nearby St. Mawes is centred around its small stone harbour and has its own beaches, sailing club, castle and a handful of good pubs and restaurants, including of course, Olga Polizzi's Hotel Tresanton, which has lured the rich and famous year after year.

There is a regular passenger ferry from the harbour to the town of Falmouth across the estuary and also in the summer to the picture-postcard Place House across the Percuil River. The attractive cathedral city of Truro is the administrative centre of Cornwall and is just 9 miles drive (via King Harry Ferry). It is home to a selection of state and private schools, one of the finest tertiary colleges in the country, the Magistrates Court, Royal Cornwall Hospital, and Hall for Cornwall Theatre - besides a variety of restaurants and galleries. Truro also has a railway station on the main Paddington to Penzance line.

Ardevora Mill occupies a peaceful and idyllic rural setting, set on the edge of a tributary of the river Fal.

The Mill offers great peace and quiet without feeling remote or isolated with the Farmhouse and Manor House nearby and is the perfect place to enjoy the stunning Roseland Peninsula.

The Mill is currently set out as a family home along with three letting units which provide a good additional income.

The main house is set to the front of the development and is exceptionally versatile in how it can be used, with potential for a further unit if required. The entrance leads into a broad hall way with an oak staircase rising to the living accommodation on the first floor. The kitchen is simply fabulous with a range cooker at its centre, high vaulted ceilings and a triple aspect making it very bright and airy. The units are crisp, finished with Corian worktops and there are French doors leading out over granite steps to the garden with a patio area; perfect for morning coffee. The sitting room is equally impressive with beautiful oak flooring and high ceilings with views towards the river and a centrally placed wood burner to complete the room. There is a large snug/TV room that leads through to a study set to the rear. These rooms could be set out as a bedroom and dressing room. Downstairs there is a very good sized and private en-suite master bedroom. To the left of the hallway are three additional bedrooms; one en-suite and two sharing a family bathroom. With simple alteration there is the potential to create a further letting unit by using the rooms to one side of the hallway (subject to any necessary planning consents).

At the far end is Vean which is a one bedroom self contained unit comprising a living room/kitchen, bedroom and wet room complete with its own garden. The other two units are equally adaptable with Crowjy and An Gylen set out in a separate barn conversion with the option of being used separately or in conjunction when larger families stay. The gardens are mainly set to lawn to the rear and a courtyard area to the front. There is a further storage area and a garage perfect for boating paraphernalia. The most wonderful part is a right of way which provides access down to the river perfect for messing around in small boats and kayaks; the real 'swallows and amazons' experience.

This property subject to a section 106 where the owner/manager must live with in the main barn to let the holiday cottages
