Outstanding Arts and Crafts house set in extensive grounds on the outskirts of a conservation village

Auchenross is set in a large mature garden on the edge of "The Ross", an exclusive hamlet just outside the popular village of Comrie. There are open fields around and views to the mountains beyond.

Comrie is a well maintained attractive village with a variety of shops along its main street and an active community life. In addition to a cricket club it has one of Scotland's most scenic nine-hole golf courses and there is salmon fishing on the River Earn which flows through the village. The village is also well known for its "Comrie Fortnight" of community activities in early August and for its Flambeau New Year celebrations.

The nearby town of Crieff provides excellent local amenities. It has a wide range of shops including two supermarkets, while Perth provides more extensive shopping. Crieff has two private schools - Ardvreck Preparatory School and Morrison's Academy. Dollar Academy, Strathallan, Glenalmond and Kilgraston all lie within 30 miles.

There are good leisure facilities at Crieff Hydro including a gym, golf course and horse riding. Gleneagles Hotel which hosted the 2014 Ryder Cup is 10 miles to the south and has extensive sports and leisure facilities including a riding school and its famous golf courses. There is National Hunt racing at Scone and polo at Errol Park, both just beyond Perth. The Trossachs and Loch Lomond are also within easy reach. There are water sports at Loch Earn which is only 5 miles away and there are opportunities for many outdoor activities including climbing, hill walking, fishing, shooting and stalking.

Comrie is within easy reach of the motorway network at Perth or Dunblane with quick access to Edinburgh and Glasgow. The nearest train stations are at Gleneagles and Dunblane. Edinburgh and Glasgow Airports are both within comfortable driving distance.

Auchenross is Category B listed and described in its listing as "an Arts and Crafts mansion of the Voysey School built with Auchenheath dressings around the main entrance under slated roofs".

The house was designed by the architects T. Oliphant Foster and Percy W. Lovell of Westminster and dates from 1909. Plans of the house were included in the Royal Exhibition in 1910. The original coloured architects' drawings remain in the house.

The facades are distinctive with a steep roofline, front facing gables and curving roof ends. Internally the property offers extensive and well laid out accommodation. There are bay windows to the principal rooms, which retain many original features such as Arts and Crafts door furniture, timber beamed ceilings and period fireplaces. In recent years the house has been upgraded to a high standard. Most of the wooden windows were replaced and the plumbing and wiring was renewed.

A studded timber front door with a coat of arms above to vestibule with coat cupboard and WC off. Double half glazed doors to reception hall with many original features such as parquet flooring and open fireplace with wooden mantel and brick surround.

The drawing room and dining room both have bay windows providing great views over the gardens. The drawing room has a beautiful fireplace with a marble surround with wooden mantelpiece. Off the drawing room is a greenhouse which has access to the garden. The sitting room has an open fireplace with a brick surround.

Off the corridor is an office and the kitchen which is a fantastic family space with a dining table. There is a range of painted wooden units and a central island with granite work surfaces. Kitchen appliances include an Aga. French doors lead out to the garden.

The boiler room houses the recently installed Viesman boiler and tank and the laundry room has two Belfast sinks and is plumbed for a washing machine. There is a further store by the back door.

A magnificent timber staircase from the hall leads up to the landing where there are four double bedrooms each of which has a sitting/ dressing room. The elegant master bedroom suite has a wonderful south west facing bay window and an archway leading into the dressing room. The en suite bathroom has been beautifully finished with limestone tiles and has a shower, bath, WC and twin wash hand basins. There is a family bathroom and a shower room.

On the second floor is a billiard room at the end of the corridor. There is also a bathroom, a bedroom and a gym.

Auchenross is set in a large private garden with extensive lawns which is given shelter and amenity by the mature trees and rhododendrons around the edge of the property.

The trees comprise a wonderful variety of broadleaves and conifers. The driveway leads through banks of rhododendrons to a large gravel sweep at the front door. There is a second smaller gravel sweep at the back door where there is a high quality timber built garage which is well insulated and has space for four cars.
