THE ESTATE
The Parbold Hall Estate lies in a beautiful area of north west England and the natural undulations of the land create a wonderfully picturesque setting for the Hall itself. One of the most striking aspects of the Estate is the view across the Douglas Valley from the elevated position occupied by Parbold Hall.

As well as having over 630 acres of farmland, the Estate has a very high amenity value and there are a range of habitats found across the land including mature mixed woodland, new plantings,
pasture, ponds and the River Douglas, creating a diverse environment to attract and support wildlife.

The woodland is spread across the Estate and comprises a mixture of broadleaf and evergreen woods. The predominant deciduous species are oak, beech, horse chestnut and ash intermixed with
evergreen species such as spruce and pine.

Of late, the current owner has undertaken significant planting and hedge laying, enhancing the overall amenity of the Estate. The woodland is carefully managed to allow for individual blocks to be felled at certain intervals before replanting is carried out.

SHOOTING
The topography of the land naturally lends itself to create some superb drives and shooting opportunities. Approximately 174 acres of the Estate is woodland, located in well managed parcels across the land.

A gamekeeper's cottage is conveniently located near the shoot cabin and rearing field on the eastern edge of the Estate and is currently occupied by the Douglas Valley Shoot under keeper.

FARMING
The Parbold Hall Estate has good quality and productive farmland being classified principally as Grade 3. The predominant soil type is a Paleozoic sandstone and shale which is essentially a well drained coarse loamy soil over rock. The arable and pasture land extend to approximately 636 acres in total.

There are a number of tenancies and agreements in place over land within the Estate, further details of which are set out in the Schedule of Occupation at the back of the brochure. Existing farming enterprises include both livestock rearing and arable production, demonstrating the flexibility of the farming operations.
